The solicitor sent me a document to sign and pay a commitment fee. On opening the document. After the quote we accepted, I am seeing other potential charges of over £2600. Some of these were removed from the original quote, some are already covered in the accepted quote. Some of the things in these potential additional charges are 1. The SDLT submission fee. 2. New build Charge. Numbers 1 & 2 were removed from their earlier quote. 3. Drafting of the Deed of Covenant, and Approving of Deed of Covenant. 4. Drafting Notice of Transfer fee. 5. Drafting a statutory declaration etc,
Please is it normally like this or i should look for another Solicitor? I do not want someone to come back to say I owe him this and that. In my head, I am thinking they will give you a quote, you agree with it, and start working with it. I do not really problem paying the commitment fee. But this form does not look straightforward. We paid £400 upfront. However, our broker advised us only to pay after we have received our mortgage offer. |

When buying a land from any of these agencies in Nigeria how do one verify that they are genuine? Apart from visiting their offices and viewing the land which other ways can one verify that these are not scammers? You can also get a surveyor to chart the land. |

Solumtoya: I'm happy with the good progress on Mortgages for folks here. Quite encouraging.
I changed my mind recently not to buy with my wife jointly to take advantage of the stamp duty-free purchase for first time buyers twice. That way, we can buy again without stamp duty using her name next time. Unfortunately, half of our savings for the house is in her LISA so we have to save further.
I think couples buying together should consider the above. Eskis sir  , what of Affordability? |

Solumtoya: Carry us along o. If you see any Lender that accepts 5% deposits for visa holders earning less than £100k, let us know We got a mortgage offer last month from Barclays. Like I have been hailing our broker. He is a genius 👏 We on a Tier 4 student visa and part of the deposit came from a family abroad (Nigeria). Barclays would do 10% deposit for anyone on a visa. Same as Skipton Building Society (they changed their policy from LTV 75% to 90% last month). Cheers! |
