Do enjoy.

Cost of Building 3 Bedroom Flat in Nigeria – An Introduction
Building and roofing a 3-bedroom flat in Nigeria to completion can be quite expensive due to the state of the country’s economy.

Therefore, it is important to have an idea of the total costs of completing such a project, so you can prepare your mind and pockets for the job at hand.

Structure of a 3-Bedroom Flat in Nigeria
A typical 3-bedroom flat in Nigeria is often made up of one master bedroom and two other rooms, as well as other spaces such as the kitchen, balcony, and bathroom/toilet.

The master bedroom often comes with its own bathroom/toilet, while the other two rooms will typically share the same bathroom/toilet to manage the cost of the building.

Cost of Building and Roofing 3-Bedroom Flat Overview
Note: Every estimate made here is based on 2021 market research.

Overall, the cost of building and roofing a 3-bedroom flat in Nigeria depends on the specifications of the person providing the funds.

Some individuals may want a simple design with simple materials and nothing extravagant, while others might want to go all out to build a high-end structure.

So, it depends on how deep your pockets are.

Process of Building and Roofing a 3-Bedroom Flat in Nigeria
Before thinking of building and roofing a 3-bedroom flat in Nigeria, you must have acquired land on which to build it.

The cost of purchasing land in Nigeria varies based on location/environment and size.

Purchasing land in developed areas like Lekki, Jahi, Ikoyi, Asokoro, Ajah, Jabi, and other developed/high-class areas of Lagos will cost more than in undeveloped areas in the country.

Of course, large pieces of land will cost more than smaller pieces of land in the same area.

Depending on the aforementioned factors, purchasing land to build a 3-bedroom apartment in Nigeria may cost anything between 200,000 and 10 million Naira or higher.

To make your land purchase legal and to avoid land conflict issues in the future, there are a few documents you must acquire.

Documents to Acquire to make your Land Purchase Legal before Building a House in Nigeria
Here are the documents:

Deed Of Conveyance/Assignment
Survey Plan Of The Land
Certificate Of Ownership
Deed of Lease
Deed of Sub-Lease.
Land Certificate.
Deed of Mortgage.
After acquiring land, the main building can then begin.

Building Planning and Design
This goes without saying, but you can’t just hire bricklayers and other forms of labor to start building without having a well-drafted 3 bedroom flat plan. For this, you will need to hire the services of an architect.

The architect will create a three-bedroom flat plan and design that suits your needs, and sometimes, may liaise with a building agency that will provide the required labor and materials to complete your 3bedroom flat.

The services of the architect and wages of the laborers may cost anything between 400,000 and 2 million naira.

Many architects and architect firms in Nigeria can help you create and design a great building plan for 3 bedrooms flat in Nigeria.

Construction of a Three Bedroom Flat
After drafting a suitable 3 bedroom bungalow design, now you can move into construction properly.

The construction stage is where the abstract ideas and designs of the architect are brought to life.

Construction takes many phases which must be done sequentially, and the first of these phases is Foundation Laying (German Floor)/Soak Away.

Foundation Laying (German Floor)/Soak Away
The recommended practice is to dig the soak-away/septic tank simultaneously while laying the foundation.

This way, the sand gotten from digging the septic tank can be used to fill up the foundation, thereby saving costs on buying sand for foundation filling and packing the dug-up soil away.

This is a tip for building a 3-bedroom bungalow in Nigeria that no one will tell you.

At the end of the day, you will most likely need to buy more sand to complete the foundation filling, but at least it would cost you less.

This phase involves digging, concrete work, block setting, and laying, backfilling, and concrete flooring.

pennywise is when you invest your hard earned money.. pound foolish-when you get scammed

thank you.

pennywise pound foolish are what our parents have being since all this while that is why they remain foolish till date because they failed to act and invest. if youre 35years old as a man and you do not have a house of your own count yourself as a foolishman because youve passed away all the opportunity that could make you succeed.

i once bought a stock with first bank in the year 2009 with 100k. guessed what by 2017 that i went to firstbank registere at iganmu lagos to check my capital and dividend i discovered that the stock has falls and what i have left is just 17k i was shocked.

if a registered bank could do these to me then, i will rather trade with unregistered and unregulated platform as u said . than to stay with a regulated registered company that are secretly embezzled our money all in the name of regulated body.

my experience so far with pennywise since 18months ago is wow. have gained more than 20times of my capital invested.

am earning my millions with pennywise within 8weeks for the past 18months.

do not warn me to stop but pity yourself for seeing every opportunity as scam.
