You peg your at 2m just to get tenants. Law of business, entering to gain customer reduce to price to get a small share of the market.

Rent in that environment fully detached duplex is from 3m naira

emmanuelewumi:
How much will the 8 flat cost you and what is the rental income the property would have generated?

It is better to spread your risk, I will rather want to get N4 million rent from 8 tenants than having just one tenant who will pay me a rent of N4 million
In Asaba? 3 bedroom 600k Asaba main town before interbua or St Patrick Axis or FMC, 2 bed room Ogbogonogo 400k a room and parlour self-contained before head bridge 200-250 Location matters and I don't think there is land in Asaba, Opkanamu have finished selling their land, the next available place is Ugbolu land goes for 5-6mllion.

Romance › So Sorry I Don't Like You by Pascopele(op): 1:55pm On Dec 31, 2019
So sorry I don't like you

People often prefer to show this rather than say it... Just the opposite of how love is expressed in most cases.

How many guys can comfortably tell a lady to stop stressing herself cos they don't like her and how many ladies can do same to the guys 'helloing' and 'hiing' in their inboxes.

Naturally we often feel we're more important than those we don't like (attracted to) and so we owe them no explanations for any inhuman treatment they receive from us. That's the stupidest thing we all do. 'All-most' all of us are guilty here.

In this dating Champions League we're playing everyone unknowingly is representing a group of people: a guy's stupidity can make ladies here conclude that most MM guys don't know what they want and I often see a resounding chorus on this subject.

The 'gluttonic' nature of just few ladies could make guys here feel the general soundtrack of all MM ladies is "Na Financial Woman Be That Oh" not knowing that a man who has been in a hole for a long time thinks every where else is deep.

It isn't. We have amazing people here, I know that for sure.

So will it hurt to tell people you don't like them, rather than being the reason generalized negative impressions will be posted about people here.

Sometimes I feel some people always look forward to blockbuster experiences they can share on social media and earn comments. Just be careful with what you wish for, cos you might get them. I beg you on this, when it's time for your drama... Don't drag somebody's daughter or son into playing a lead role for you.

Finding that one person out of 90 billion in the world is a huge task, but in 2020, it'll be simpler for us all...

Keep it simple, shoot your shots, cos most noisy people here, have no one to talk to via their inbox.

Good bless us.

Let me go and buy fuel for my horse

Good health is everything.
I have seen wealthy people who can afford literally anything cry for health.

You might not be ending 2019 with a Benz, but if you're in good health, be grateful and protect it.

May bad health not stop us in 2020.

ahiboilandgas:
supply and demand ...how many house are available to let in yaba vs lekki ....this ration determines everthing.....the number of flat empty in 1004 estate only can equate the number available in hole of yaba+surulere+alaka etc....so if u use your 30 m to buy apartment in 1004 waiting to rent for 1.5m ....u go wait tire

lekki /ajah is a wrong location for rental income cos the choice is wide and supply has pass demand ...u have to target areas with limited supply
shocked shocked shocked educate me Sir.

emmanuelewumi:
They are all the same.

Do you know that the occupancy rate in Lekki is about 70%, there are a lot of unoccupied houses in Lekki and other areas.

Increasing your rent arbitrarily will make your investment to be fallow for a long time.
I agree with this submission, but you have more unoccuppied in Ikorodu axis. My friend has is house in Igbogbo, this is 4 year running nobody has come to rent the place.

I will not claim to be an expert in real estate but I think I have observed the pattern enough to make some informed analysis.
For me, if I want to buy or build a house to be a rental property, then it will be a block of 1 or 2 bedroom flats. The demand for that is usually high from bachelor's, spinters, newlyweds, young families, relocating individuals etc. And the location plays very little role in all of these. For me, if you are buying a duplex, it should be because you want to live in it or you are buying at a low price with the aim of selling at the proper market rate. Most people who can afford to rent a duplex can afford to build theirs if they want to.
Also, if a duplex tenant defaults, that is at least 2M hanging somewhere, compare that to a block of four 2 bedroom apartments, if one tenant defaults or packs outs, there will still be income from the other apartments.
Marketers and agents will always sweet talk you into buying a house by helping you see the unrealistic future.
Easier said than done ask barrytone and you will marvel

I disagree with you. You weren't tricked. @ the bolded Always allow professional(Lawyers, expert property managers) handle your property plus you wanted to make fast profit in short time.
Diyke4rich:
Property business to me is capital NO, I was trick by agent in 2014 buying a property over 55million naira, at ikota villa estate, rental is 3 million naira annually telling me in 3years property will be over 100m today to see a tenant is a problem, 2 times I manage to see a tenant after that annual rent expire to move out na wahala, if them manage move out them go leave damage worth over 1m naira which you have to repaint in and out again, sometimes it stay vacant for about 8months to 1year to get a tenant again, today I am really regretting that investment cos I bought the house when dollar $1 was 198 now devaluation of naira have finish me and even the rent is not coming in, so be wise when buying a property to me now is a no go area anymore.
If I were you I will rent it out on 1.8m and increase after 3yrs.

The best way to get laid on this Romance section is to constantly post things that are in support of women, whether it makes sense or not.

Once you build your post identity around being an ally of "women", they'd shower you with unending labia.

We know this. Been there, done that.
Romance › Re: Ladies Can You Use Another Lady To Test Your Man If He Is Faithful? by Pascopele: 10:46am On Dec 13, 2019
My gf tried me with her younger sister, i got a text from her telling me to come visit her in their house , i accepted and drove down to the house only to meet only her younger sister at home, she was putting a very nice short skirt and top and they are very revealing because at a glance i was able to see those standing breasting asking me to come and bless them that hot afternoon, but i maintained and ask after the rest of the family she told me that they went out that she was the one that texted me with my wife phone to come, that she has been liking me from the day her sister introduced me to the family.

My mouth was at ajar, in fact i lost it when she drew closer and planted a kiss on my mouth, she has set fire below my belt and i must not let the opportunity pass me by, i moved back headed to my car unlocked it and enter immediately i heard people clapping and saying he must be a good man, a well brought up child, a well disciplined guy. My father inlaw told me he has no doubt i will be a better husband to her daughter, my mother inlaw old me she knew from the first day i saw me that am a responsible guy. My gf looked at me with tears in her eyes and told me that I'm the best thing that can ever happen to her.

When all this was happening my heart was not at rest but i was happy that they saw it from that angle because i entered my car to bring condom that i will use on the girl to show her the stuff I'm made of before the whole family started clapping for me .
