U have to state the type of house u need for u to get a proper answer. Location matters here in Abuja and everything is quiet expensive. Hope u are not planning to come start your life here. Abuja is mainly for established people. More of civil servants and Government workers.
Why will you live in wuse. Are you trying to impress somebody?

Get a low key place outskirt, save and buy land, then build yours.

Hahahaaa!!! Jabi get Jabi village ok, Asokoro get Asokoro village but you are not secured in any of those villages cos government can come any day.

Most ppl claiming Abj are in Suleja (Niger State) or Mararaba, masaka, Ado, New Nyanya(Nasarawa State).

Finally, mud house is still in Abuja, Lugbe village, Jabi village, Asokoro village, Apo village.

1-bedroom around Jabi, Utako, or Wuye, even Lifecamp will see you paying 1 million - 1.5 million.

Cost of transportation? It’s relative: if you’re relocating from Lagos you will find that Abuja is way cheaper plus no traffic jams. If you’re relocating from one of the sleepy cities in Nigeria, you will find Abuja expensive.

I made a similar topic and a similar move sometime last year. I’m still here and pushing it. Find and have a support system when you eventually come.

And know one fundamental truth sha: Even your mother might deny you in Abuja.

Let me start with transportation... Transportation is very cheap in Abuja. Cheaper than both Lagos and Portharcourt.

Food is generally cheap in Abuja. You should not be surprised about this because Abuja is in the north and food is generally cheap in the whole of the north.

The biggest problem with living in Abuja is accommodation. Accommodation is very expensive in Abuja.

You mentioned Jabi. Let me remind you that Jabi is one of the districts in Abuja that are considered highbrow. One of the reasons is because these districts are close to the city centre. So, if you want to stay in Jabi, you must have a fat pocket.

Accommodation is cheaper in places like Kubwa or Lugbe (Airport road) which are not too close to the city centre.

i don't think there is any city in Nig that has estates like Abj. Most of the houses are laying in waste cos ppl can't afford the prices. My estate has 5k units but lest that 45% of the houses are in use.

When they mention traffic jam, Abuja people will rush and call Nyanya traffic jam. grin grin grin If you have lived in Lagos then moved to Abuja or you spend a week or two in Lagos, then you will understand that Nyanya traffic is not anything.

Life in Abuja is not expensive. The only expensive thing is HOUSING. And you can even get a cheaper house if you chose to stay in a place like maraba, yanya and other suburbs.

Transportation is cheap
Food is cheap
There is portable water
Good road network
Never you say Lagos is good for starter. Lagos na place?

There are some semi centres (Not village not high cost area) Such as Galadimawa, Kabusa, Apo et al... depends and this area above there are highly rich and good buildings too

Life in Abuja is not as expensive as Lagos, foodstuff is cheaper here compared to Lagos, in an area like Lugbe and Kubwa you can get a room and parlor self-con as low as 800k (Decent one) going deep down these two areas you can get 400k (Depends on your taste). Transportation is not expensive(Pay as you go), Uber charge less than what they charge in Lagos (the reason might be because of low traffic)

Advice: Do not relocate to Abuja unless you get a job offer.

I just relocated to Abuja from Lagos this month. I got a 2 bedroom flat for 750k and Agency fees 75k in kubwa. Though, I was lucky in finding a house of my choice at the said price.

I had to moved my properties from Lagos to Abuja and that cost me 190k. This far better than selling them at cheaper rate in Lagos and you know things are very expensive now. In total, I spent about 1.5m naira.

I am not regretting it at all. Abuja is lovely.

This is not a matter of impress sir

I spent 3 year in Karu just beside custom quarters in abuja paying 500,000 in a two bedroom flat while I work around wuse. Couldn't cope with the constant hold up in the morning and evening and the stress of driving

Had to move to town paying 1,200,000 for a 3 bedroom flat in a very good location and nothing like stress of driving or holdup again.

Stress can make one get old on time

Abuja is pleasant. The Harmattan in the winter is dusty, and the dry season following quite hot, but with the summer rains life outside becomes cooler. Expat communities are tight, and it is easy enough to meet people, although I mostly hang out with Nigerians, but that is my personal choice, not a necessity.

Many working Nigerians live on as little as 200-300USD a month (current calculations reflect 40,000-60,000N at 200+N to 1USD). Some live on far less. You can live large on 1000USD a month, buying new clothes, eating out, traveling on vacations abroad twice or more a year, and still save money, if you scrimp like a local in between splurging.

Traffic isn't a problem within Abuja but travel outside the city can be wearisome due to congestion in some areas (Nyanya in particular), potholes, checkpoints, and other hazards.

The city has lots of green areas, often with bush bars so getting a cold beer and some local food is seldom an issue, and prices are cheap (1-2USD a 600ml beer, roughly 22oz). Maitama is the wealthy expat neighborhood, but even there prices for anything beyond housing are reasonable.

It's not a walking city; sidewalks are often non-existent, and distances are usually too great for more than local market shopping. Driving is a bit hair-raising at first, but the light traffic makes it reasonable enough during the day. I don't like driving at night unless I know where I'm going well.

Crime is not a problem, and I visit questionable neighborhoods, often with locals, but sometimes alone, although I am a big guy, so my advice would be different for a small woman. Sexism is over the top here, which is rather unfortunate.

It's unlikely you will have water or electric issues due to company housing, which almost certainly includes a generator. It's normal to buy water for drinking, but tap water is fine for bathing and washing vegetables.

Current (3/2015) food prices are roughly 4-5USD for a "flat" or 30 egg tray, 3USD for roughly 5 pounds of potatoes (a wastepaper bucket filled and mounded on top), same for a bucket of oranges. A large pineapple would be 2-3USD at most. Meat is a bit more, and most expats shop at Shoprite, a South African based grocery chain (2 in Abuja, main one at Silverbird, a modern 4 story mall). Odds are good you'll hire a maid who can also shop and cook, and monthly wages typically run between 150-250USD.

I can get a meal (pressed chicken, suya, pepper soup) from a street vender or local restaurant for 3-5USD. An expensive date at a fancy restaurant might run to 50USD for both of us, including drinks.

Gas/petrol is roughly 3USD/gal or 160/liter. Due to the low price we're experiencing one of the occasional shortages (the wholesellers are keeping gas off the market to drive the price back up). You can hire a driver to deal with this issue however (I don't, but do pay for a steward).

Abuja is a good place to be an expat in Africa. Not as good as South Africa or Kenya, maybe, but pretty chill nonetheless. I've no complaints after a couple of years here.

Bro you broke it all down. Wuse 2 has sidewalks and they are cool especially if you love taking evening walks. I stay on Adetokumbo Ademola in Wuse 2. Cool neighbourhood.

2 bedroom flat ranges from 150k to 300k
1 bedroom flat ranges between 80 to 200k
1 room self contained ranges between 60k to 120k
Face me I slap you ranges between 18k to 50k
Over here, they rarely built 3 bedroom and above for rentage.

I have friends staying at jabi paying Abt 800k per annum and i also know people paying 130k per annum. It depends on the area and your budget.

You can get a crib from 200k to 20m per annum in jabi.

The area at the back of that jabi lake mall, you can get accomodation at around 60k or less per annum.

Abj is quiet expensive and one. Major problem here is accommodation one u have a hus here majority of Ur problem is solved cos of u stay in some places like where I stay(citec) you will regret if Ur pocket isn't boyant

Rent is very costly,Abuja houses are overpriced.
Food is relatively cheap when you buy and cook but if you enter restaurant, wetin you see,you take.
Things like clothes,drugs,provisions etc are also costly.
Govt schools are nice,of good quality and almost free.But if you carry your pikin go private school,it is very costly.
Transport is relatively cheap and smooth.
Overall, if you are not a big time businesswoman or man and the job you're doing isn't a type you can collect bribes,don't come.
u jus summarized it all especially the last statement.
How can say a federal govt worker not collecting bribe with salary say 150-300k afford to pay house rent say room and parlour self contain 1.2million/year.
