Concerning structural engineers and iron benders

Not all failures in design leads to Ultimate Failure (collapse), we also have what we call serviceability failure ( cracks, creeps , deflection etc).
Even if you must wrongly trust your iron bender's experience to keep the ultimate failure in check( which may be catastrophic) does he know anything as touching serviceability failure and how to put it in check?

Now if you must engage a structural engineer, Engage a seasoned one because most softwares had made many persons including "architects" structural engineers, and boundaries are trespassed at will.

It is honestly difficult for a professionally designed structural drawing to be altered by an iron bender because of the rigour a well analysed structural design passes. Now let me paint the picture for you, a structural engineer designs his structure in whatever software he likes,(most atimes redesign manually for some critical members to make sure everything is well done, he then sends his model to another software to do analysis, then send to another software for detailing, after all this design phase, it will be checked by another coren satisfied structural engineer to append his stamp and seal, then vetted by another coren engineer for approval. If this sequence is followed properly, it's an insult to have an iron bender alter the design.

Please, Never allow your iron bender or welder give you a structural advise, they rely solely on experience (your beam/column must not span pass 6m ) and experience has little or no place in stability of a structure, because no two structures behaves the same way, each structure should be taken with a specific approach

Final design came and as soon as I checked the structural design I knew something was wrong. All the columns were same sizes even though they’re carrying varying beam spans (i know it’s possible). Long story short, I found out it was the architect who placed the columns and stuff..

Had to pass it to one of my youngins to re-do it.

For carcass without roofing, you should get it done for between 10-12million

You did not factor the 4 No's of 2 bedroom into your estimate..........

It’s best you share your plan and the site condition for proper estimation.

I know Ojo foundation can be tricky sometimes and a lot more expensive than Lekki/Epe foundation.

One thing I’ve learnt over the years is that some great guys (engineers) around that area can do better in terms of cost efficiency than those who’re not familiar with the area. So it’s best to obtain estimate from those who are currently doing something around the area or have done lots of projects there.

Cut and paste lazy profiteering architect. This is very common in the architectural trade. This is so poor and shameful to the profession. And they will be shouting professional fee, professional fee and all they mostly do is just cut and paste. Very lazy set of people.

For a single storey building like bungalow, a draughtsman is your friend.

Wetin I go do na @ the bolded. I've been a victim of cut and paste in the past. It cost me 170k to remedy.

You will see that door and interact with it a lot. Buy the best affordable imported security door for your front door.

Your auxiliary entrance door can be cheapened out.

The interior doors must never be local steel doors.

This looks like a 250sqm footprint (10 x 25m or thereabout).

I’d budget N20 - N22m for the carcass without roofing.

Foundation: Raft

Is there really a dry land in Ojo that doesn’t require raft foundation? Well you’d need soil information report to determine the type of foundation that’ll adequately support the massive building.
