You can list your house for $1 million and end up selling it for $450K. One good thing my wife did is that she refuses to refinance our mortgage even when the interest rate was 3%. Now I am happy that she knocks some sense into my brain about not refinancing.

Up here in Canada, never seen that happen except the house is located in some village with no civilization. Immigration is helping home owners here build equity at a fast pace.

We bought our 1st home which is still our primary residence about 22 years ago for $245.000 and the last appraisal we had done is that it's worth almost $600.000 now with just few months to pay off our mortgage. You nailed it again. We have what we call two and three flats that we leased out to people and those ones are just like business incomes to us and when we were new in doing that, we got in trouble with IRS and it's not pleasant. We were taking tax deductible items out of the 5 two and three flats we leased out not knowing we can't under the law. We learned very fast though. Home ownership has turned many people in Europe and America to Millionaires.

Correct Buddy. I was lucky my wife forced me to buy our home three months after I finished my MBA. It was rough in the beginning as you know but now, I am grinning from ear to ear seeing the benefits of owning your own stuff. You are correct about pensions too. Once in a while when I look at my 401K, I say thank you to the Good Man above because I know I don't have to depend on any children in my old age to live a very good life.

Pensions are actually better than property to me depending on the tax regime in your jurisdiction. For me I get £1 added to my pensions for every 48 pence I put in. That's instant doubling and then you let the stockmarket give you yearly gains as well ontop. The only caveat is you cannot access your pension tax free here till 55

It's not like that in US. I have my pension at my job and I have my 401K that my company matches my contributions monthly. That 401k is attached to the stock market and thankfully, if you stay in the market for long. It will be a Bull Market which means Chaching in your Bank Account.

It makes sense. Which other investment can double your money instantly? Just delay gratification small till you reach the age you can access it, and if you die before then, it goes to your family which is the reason we all save anyway.

Maybe it is because of my line of work. I follow my portfolio religiously and I will even call my broker to buy some stocks that I feel comfortable with. I learnt that early in the game when Bush Jnr bleeped the economy up in 2007 due to the Iraq/Afghanistan wars. I monitor my 401K like an eagle look for something to pick up.

I knew a colleague from Ghana who borrowed $50.000 from his Pensions to build a mansion in Accra, he ended up paying penalty on the funds because it's not due for pickings.
