Even if the build is a bungalow, 25k can't render your fascia.

Assuming,
The building measures about 15*18m.
Rough render for kitchen and toilet walls.
Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered.
No soffit render for lobby, Anteroom, porch,dining etc. As Pop ceiling will be used there
#450- 500k will be enough for the labour.
Concrete Fascia inclusive.

Yes. Tiles are packed and measured in square metres boldly written on the carton.

For instance, 600mm x 600mm vitrified floor tiles, has 4 PCs in a carton. That means a carton is 1.44sqm. This goes for other types of tiles. I always advise my clients to buy their tiles per carton rather than per square metres. Lots of unscrupulous sellers can cheat the buyer if you're not conversant with measurements.

25k should be a good bargain if it's a bungalow.

This is because this is not more than a 3-day work for a gang of worker - Mason and unskilled worker (the person serving the mason).

So, if you're paying the Mason 5k per day and the unskilled worked 3k per day, that means the daily rate is 8k. For 3 days that it's expected for the job to be completed, that means 24k is the required cost. Hence my approximation to 25k.

My advice to everyone handling a building project is to do such project excellently, it should be done the way it must be done.
Building construction is different from other professions.
A building harbours all and sundry, it is one of the basic needs of man. Let's do our building projects properly.
It is not because of today ooooo, it's for the sake of tomorrow.
And for the sake of lives also, collapse every where

We’ve actually done this many times here but I’d share something from the Test we carried out in 2011.

No matter the size of your house, it is highly advisable to investigate the compaction characteristics of the soil you want to build on as this will tell you if the soil is a satisfactory foundation material.

Soil test is not just a means of enriching engineers/builders/town planners but a scientific way of confirming the suitability of soil for a proposed development.

A soil might be satisfactory for one type of construction but might require special treatment for other building. The test will confirm the suitability of soils for foundation based on strength, cohesion and consolidation characteristics of the soil.


Most people would ve completed building, neglecting the bearing capacity of the soil before carrying out geo-technics. They do this for cover ups, maybe for approval purposes or its on demand.

Some engineers don't even open up fully to the geologist/ geotechnical engineers on the scope of the building, a bid to reduce cost for the investigation and this will definitely reduce the scope of work to be carried out.

These are major issues in Lagos which every builders need to look into in other to reduce settlement or collapse.

Please Bros... Looking at the cost of material now... I am thinking of laying tile on a long time filled floor(Cake floor) with out doing concerte, but In exemption to the Bathroom, Kitchen, Parlour and Belcony, please how did u see to that?
