Plaster a duplex, in and out, with 500k? It will end in tears.

Assuming,
The building measures about 15*18m.
Rough render for kitchen and toilet walls.
Soffit of suspended slab for kitchen, toilets and rooms on the ground floor to be rendered.
No soffit render for lobby, Anteroom, porch,dining etc. As Pop ceiling will be used there
#450- 500k will be enough for the labour.
Concrete Fascia inclusive.

Even though I’m working on that axis right now, I’m really not following the coastal road project any longer... but all I can say is the project is in the preliminaries. They’re still dealing with encroachment and realignment.

I hope this get completed in the next 2 decade. The Lekki/Epe expansion that got started almost 2 decades ago is still not completed

Nah so ooo, it’s may take even more then 2 decades. Lekki epe is a good example. But don’t let us lose hope, do you see what is happening in shagamu interchange recently. That country is unpredictable

Wow thanks brother. I thought they said it will starts from Lekki around Monastery Rd by Novare shoprite mall along the coastline. There are a lot of land in that area close to OBJ farm going east towards Ogomb during my search. I’m told all those area are reserve for costal alignment for the Lagos Calabar railway project. Do they change their plan? This people don’t have any meaningful plans for future.

There is coastal road, that will run from Ibeju Lekki to badagry

I strategically pitch my tent here cos I already foresee all these happenings.

More investors are already on that axis.

Does it matter if it is packed in square feet or square meters? At the end of the day all you want is titles of specific area in your space.
Just be consistent with the unit when measuring and when buying the required quantity.
Tip
Google can convert any area unit to your preferred unit.

Yes. Tiles are packed and measured in square metres boldly written on the carton.

For instance, 600mm x 600mm vitrified floor tiles, has 4 PCs in a carton. That means a carton is 1.44sqm. This goes for other types of tiles. I always advise my clients to buy their tiles per carton rather than per square metres. Lots of unscrupulous sellers can cheat the buyer if you're not conversant with measurements.

Please Bros... Looking at the cost of material now... I am thinking of laying tile on a long time filled floor(Cake floor) with out doing concerte, but In exemption to the Bathroom, Kitchen, Parlour and Belcony, please how did u see to that?
Please don't do that you will regret it, termites will find a path through the tiles and attack wooden components of the building, precipitation and moisture will damage the Inside of your building, during raining season, the floors without concrete layers will be damp and thus affect the interior of the building, you beds and any other things in room in contact with the floor will end up being wet, and you will notice water going up your walls, wall paintings will be peeling off and the wall plasters will swell up. Because the the concrete layer should act as a damp proof course, and without that, dampness and moisture will make the house uncomfortable.

I suggest you do concrete floor but reduce the thickness to about 3 inches, with that you can save cost.

It is too much, you contractor must be a ripper, unless his buying a lot of building materials for other stages, but if it is just for foundation, it is too much, but that will also depend on the size of the building.

100 piece of 12mm at 4400 = 440000 (Fair enough, maybe for DPC but I'd do hardcore and BRC instead)
50 pieces of 8mm at 2200 = 110000 (Again, this is too much. Budget half for the 7 x 7 rings)
60 tons of stone clippings 260k x 2 = 520k
Sharp sand 200k (Too much)
Filling sand 200k
Planks and other wood 200k (For what exactly? 100k will do here.
Binding wire 50k (Now this is too ridiculous! Budget 10k max.)

I recently did N6m+ for foundation of a 5 bedroom (on 3 levels) to First Floor slab in Ibadan. N3.5m should do a foundation in Ibadan without compromises.

N4.8m is too much for the foundation of a 4 bedroom duplex but it depends on your foundation design though. I just got out of the foundation of 5 units of 5 bedroom duplex (on 3 levels) with less than 15m for all the foundations using TMT iron rods all through.

Economies of scale and construction efficiency at play here though.

The quote for rods is not too much. For reasons I won’t want get into here, when quoting for foundation, it is better to include all iron rods with ground floor columns.

How many columns do you think a modest 4 bedroom duplex foundation would have? For those won’t you need the 16mm rod? I would assume it would have up to 20 - 25 columns.

Modest 4 Bedroom Duplex would do fine with 24 columns.

With 24 columns, you’d only require 16 lengths of 16mm iron rod to produce a 2m length starter column required in foundation.

It could be more depending on the height of your foundation.

With 30 columns, you’d require 20 lengths of 16mm iron rod to produce a 2m length starter column.

Considering your project location, Ikota Shopping Complex might be your best place to shop for options if you’re looking for what you see is that you get.

Get someone to visit the complex and show you what they have. There are over hundred of shops selling great furnitures there.

Imported furniture get grade but the good ones are out of reach. Locally made ones with quality materials are better.
