The complaint must be completely filled out and filed in the District Court of the county where the property is located. The court will then issue a summons.

Obviously you two are not in good terms. I would have joined the wagon of let her go for peace sake but people need to be responsible for thier actions. Now on this issue you would have to let her go cos obviously your house didn't come with a written agreement that addresses tampering with your structure without consulting the landlord. You need to guide your sanity with documentation. Another angle is some landlords have their excesses hence a petty tenant. Let her go and guide up!!!

There are some things that don't worth debating

My people they make one parable say ,stone wen person see dey come ,e nor dey blind he eyes

There are some stress that is avoidable
How much is 5k
Leave let her carry her stress

Nor be everything dem dey debate
Nor be everything dem dey waste time put

She will build her own house someday and her tenant go do same


The best she could have done was to tell you before that she has done some renovations and that you should minus the money she spent from her rent ..but as she nor do like that come prefer to carry her net ,kindly leave am and ignore her . But after this ,draft out a DOs and Don't for all new tenant to sign

Oga landlord, I want to believe 5k isn't ur problem.

Give her the money she's due, get another tenant who might be a better person and a blessing to you.

I had a tenant who moved out and removed all the wall sockets he replaced, no qualms, I just replaced with newer fancier ones and added as a clause in any tenancy agreement, defacement will attract a charge when rent expires.

Sometimes situations make you learn.

It's your duty as the landlord to repair the door net. If she had not repaired it, would you replace the net for a new tenant? If your answer is yes, then replace it. It's been 5 years anyway and that house should be due for repairs and renovation.

What does the tenant law say in the state where this happened? I believe there are laws that guide tenant and landlord rights
Whatever you do make sure you're on the right side of the law.

If you notice many people don't know what to do as evidenced by the comments you are getting.

Hmm wahala removing the door net was pretty bad of her, but its up to you las las. It depends on your relationship with her honestly. If she has been a good tenant and this is the only infraction may just pardon it. If otherwise well do get someone to come fix it and deduct the amount the person charges that way you are not over charging her or deducting less than the amount to fix it

I advise you let her go... You need your peace.

However, if you claim their was a net door when she packed in and she later changed it when it worn out, then you need to think deeply about this...

1. Did she sign any agreement before she packed in?

2. Is there any clause on repairs in the agreement?

3. If any clause, is it her duty to fund the repairs or yours?

4. Did she inform you before she repaired it...


My brother, there are one thousand and one questions that arise from such cases... Just let go. Leave the 3k for her, God will bless you with more.

The said wear and tear

Did it happen because of lack of usage or because of usage and careless of the tenant

I know that if a net is well maintained it doesn't wear out because you have not business with it

The said net got damaged as a result of normal wear and tear and not that it was damaged by the tenant. You should be responsible for maintaining your property, you may only deduct part of her rent if the said tenant damaged any of your property out of carelessness.

The tenant was petty for removing the net though.

Do you expect a door net to remain in the same condition for five years? Those things spoil a lot and they do that quickly. Give her her full money and allow her to leave in peace.

BRO IT IS 3000, DASH HER THE MONEY AND LET HER GO WITH THE GUILT WHICH WILL HUNT HER FOR THE REST OF HER LIFE. IN THE BEGINNING SHE WILL BE CLAIMING VICTORY BUT BELIEVE YOU ME SOME DAY A VOICE WILL SPEAK TO HER IN THE COOLEST OF THE NIGHT AND SHE WILL PAY MORE THAN THAT MONEY SOMEWHERE WHILE GOD WILL REPLENISH YOU IN SOME OTHER WAYS.

When she came she met the net in good condition. Used it, until she spoilt it.

Then built hers but decided to leave with when she was packing. That is wickedness. Some people called tenants are just wicked.

I have sworn never to do this business because it is the most useless business in the world. What my parents passed through in the hands of people called tenants was enough reason for my whole family to hate this business.

Infact it is the fastest way to have a lot of enemies.

My advice: Sir because of God let her go with the money. If not for anything you deserve your peace. But what you do is to write tenancy agreement right away.

Had it been you did, I would have told you to deduct your money that nothing will happen. But doing now my lead you to a court case that you might later win but have spent a lot of money in the process.

But with tenancy agreement in one sitting you are winning the case. As long as the signed papers, forget it.

I repeat, write tenancy agreement but just let her go with the money. Trust me guilty conscience will kill her especially when she sees you in the future. And she would pay back heavily for it. Just let her go for your peace.
