Well, I will advise you engage an engineer to handle your Civil Construction projects.

Now, the need for an engineer is to inspect the job and recommend a RCC mix ratio that will be suitable. Be that as it may, let's assume is a raft foundation beam.

However, let's still go with M15 as suggested by some of us:

1bag of cement+ 4buckets of Sharp sand+
8 buckets of crushed stone +
3 buckets of clean water = Concrete design (with compressive strength of 2175psi)

If vibrated, In total the project may take up to:

5 bags of cement (in total)
20 big painter of sand ( about 20ltr painter)
40 big painter buckets of aggregate ( " )
15 big painter buckets of water ( " )

We paid the community leader 20k and the area boys collected 50k when demolished the old building about 2 years ago . We will give them something but it will not be near what they are asking for. We have provisional approval from the planning ministry plus a registered survey from the state governments. We are trying to process the CofO to enable us secure final planning approval but then we are about starting foundation work. It's a crazy set up in Lagos. Civil servants also collected money here and there for the planning approval. LIRS demanded 1.5 million tax money at a time but we were able to use high level government contact to side step that. This is also because we have 3 years tax clearance from another state.

You are welcome sir, kudos, you have a very good upper hand against them, whatever you offer the family head if they refuse to accept they are playing with fire, and at the end they loose out outrightly, put that in the brain and mind of the family head, and if the family head is trying to push another party to negotiate with you always tell them to go and meet the family head that you have no business with any other person than the family head, because they are always very smart whatever they are demanding from you the former occupant of the said land had already paid it to them, this what we call double taxing they are trying to use on you, a way to undermine development in Lagos State, which is a crime against the state.

I am weary/skeptical of fiberglass plumbing materia. My shower pan that is made of fiberglass cracked after few years of usage.

Also be careful with the adoption of technology that will create problem. Nigeria doesn't have sewer system. You don't want stagnant water in your compound
