How did the client planning to meter each tenant?
Are they going to have individual generator?
How do you want to connect the building to national grid? individual or combined

Lintels/ columns reinforcements & formwork on going.


Lintels are supports over openings not necessarily around the perimeter of the building as some do unless the openings are more around the perimeter.

The choice of chain lintel is a personal one not structural, we didn't use chain lintel in this project cos it wasn't necessary..

neat work , well squared and straight but I don't really agree with you on chain linted, chain linted is more of structural than choice , with the present prices of iron rod no Engr will just choose to waste money.The only reason one can over look chain linted and angle columns in this your project is because of the soil stability of the place you are building but you dare not try it in lekki area , Victoria island and the likes

The foundation columns was not even chained with at least 2 board (24 inches) beam this you can only try in places with good soil stability lateral red soil/clay soil like ikorodu ,agege area e.t.c

What measures do you ensure that the opening of those blocks for the pipe installation doesn't cause seepage on the foundation.

We sealed them with lean concrete.

We are constructing another block of flats for our client .

It's a one bedroom block of flats.
The building is made up of three floors comprising of 4 nos ONE bedroom apartment on each floor with three staircases.

Foundation type: Pad and wide Strip

happy new year... Can this structure fit in a 400sqm or 500sqm land

The area of the building itself is 405sqm. Putting into consideration building setbacks and car parking, this structure will not be appropriate for a 400sqm or 500qm land.

But with a good architect, the building can be replicated and reduced to fit into the land size.
