Hello guys, Happy Sunday..

Please I need advise.

I bought my family land and would want to construct a house immediately on it.

Someone suggest I do the C of O after building a house and is better because the C of O will reflect also the value of the house, in case of government destruction tomorrow and need to be compensated by the Government or as collateral for banks..

My surveyor disputes this and says it means nothing, that is better to do it now if I have the money. Building a house does not give more value to a C of O before bank and govt, that in most cases, is just land that is seen and not property situated on the land.


I need advise please, which is better and is there any difference?? Do governments and banks compensate or estimate Ur collateral based on the property valuation of Ur C of O or just the land value C of O??

I hope my question makes sense

Please do yourself a favor if you can afford all the fees, its gives you rest of mind. As to the question @bold it's does on both. If you build any property without proper government documents and paid fees. God for bit if anything happen in future yes it's may be very difficult for you to proof ownership or clam compensation from government. We most always try to do thing the right way like this subject matter, NOT finished building before submitting plain for approval.

I have heard few fallacious information few times when i used to climb roofs.high roofs reduces heat ,forgetting walls also contribute to room temperature.They say it's natural air conditioning because house become airy.it is simply a waste of money for me if that space does not contain an Attic.

grin grin I know you didn't do a structural drawing for that building instead one old baba that wears native clothes told you he has built 20 hotels and you gave him the job.
Your house is headed for a collapse and there's nothing you can do to stop it. You must have alot of balls to even be climbing the stairs of a death trap.
A shaking decking and you still allow ppl to climb it, looks like you are playing wit govt or you think govt is playing.

I did employ an engineer and we have an approved building plan. The decking isnt shaking , it has a faint pulse when u intentionally jump hard on it.

That's where I'm confused. I decked a small portion on d second floor with dsame iron bender but different concrete guyz and its solid no pulse when u jump on it.

Chiselling the slab and introducing a beam on the wall might not solve this problem. Get a second opinion by inviting an external structural engineer to look at the building.




My brother I will do that, from my analysis I feel the concrete mixture and thickness was wrong and the engineer was doing his PhD defence d day they poured that concrete ,so he didnt supervise.

We contracted the pouring out. Na where I go see professional second opinion. That's my problem.

Does your building have a well calculated structural drawing? Or the Engineer just handled it how he liked?

Truth is, "cost" of repair is usually more than doing the right thing from the outset.

AND when I say "cost", I don't mean financial cost alone.

Was the Engineer on site during the casting? Seemed like you got the casters yourself too.

It has a structural plan, the rooms are not soo big self......it shouldn't have that problem. Negligence was d issue. The building is solid.....no cracks anywhere, infact nobody knows about this except myself and the engineer bcs unless u consciously jump on it and land hard u wont notice anything. The rooms na my room and my wife room ,so I cant hv anything on my mind when I'm sleeping .

Casement/net/bulglary/reflective glass And sliding/bulglary/net/reflective glass.

ALUMINIUM door

I have not decided on the number for the 3 FT door yet...

I'll welcome a reasonably quote (thick material pls) Lagos and ogun only pls to avoid transport wahala as quantity is not really much..

There's no big deal about a submersible pump. They work well. Even that of .5hp provided the reservoir depth isn't too deep.

Surface pump is old fashioned.

one thing I have learnt is to respect other people choices.

I don't know this house, I don't know the owner. I'm not going to sleep in the said house. The owner didn't borrow funds from me to build it neither is he owing me.

His house, his rules.

If it's an "eyesore" to you, close your eyes. E no hard to do
