Good day guys hows your day going?

Guys am contemplating on getting landed property at two different locations in Lagos and honestly I be jjc when it comes to land measurements and stuffs like that. I nor know anything about the documents and all.

So am asking what should i look forward to? What kinds of documents must I get or request for as a sole ownership.

Help me guys before the follow go another road Waka.

Get a lawyer
Lagos for example, the standard measurement for a plot of land is 60’ x 120’ – 18m x 18m i.e 648 square meters. Other cities in the country also offer 50’ x 100’ measurement for a plot of land.No matter what you do, do not go into a deal in which the seller cannot provide the proof of ownership. It is also in the same vein that you must ensure you have all the documents required after the transaction, in order to avoid unnecessary issues with the government or land grabbers.
No matter what you do, DO NOT PAY IN CASH when buying a land. You must ensure everything is properly documented from the cost of the land to the receipt of survey fees. The only way you can save yourself from unnecessary stress in the future is by documenting all the payments.
Other notable factors, reasons,is it for residential or commercial purpose, access to roads, security and is it in an appreciation location

- Certificate of occupancy (C of O)
- Prospect
- Location
- Purpose of buying the land

still remain that; BOTH OF YOU AND THE SELLER SHOULD STAND ON THE LAND

AND DO A VIDEO RECORDING, TESTIFYING OF SELLING THE LAND AND THE AMOUNT.

lawyer agreement has no meaning in court this days, but FAMILY RECEIPT still make sense.

I have been cheated before but now, I have a secret to successful land buying. I now buy through labour unions. The one I bought recently was through my old school mate that works in NTA. Their labour union was selling to their members and friends so he intimated me.

I can offer you advice on purchasing land especially in Lagos State.
Land purchase in Lagos is actually very easy,the first thing to do is to locate the place you want to buy.
You must also be realistic with the budget you have,you may not get what you want,but make sure you always work within your budget.
Next is to assess the property,if it's a Bareland or has a property already on the land.
After that you try to locate the owner or owners of the land,land ownership could be for an individual or for a couple or could be owned by a family,this could be as a result of the owner passing it to his children after his death.
After meeting with the owner,you ask to see the documents on the land,this is where you need the experts.
Land documents in Lagos are a bit complex,this is because land ownership is basically in 2 forms, family and
government ownership of land government.
Because the state government under Decree 2,I hope I'm right,is the custodian of all lands within its territory,it can decide to cave out some land to the rightful owners or the ancestoral owners of the land.
Any land given to such owners are documented,that's where u see documents like Excision and gazette.
This document is mostly used In Eti-osa and Ibeju-lekki local government.
If the land is titled or owned by the family,then the seller must present the the receipt given to him at purchase,the Deed of Assignment between him and the family,the survey documents attached to land(this is to establish the land he purchased on the ground).
These documents are enough to purchase the land,but if the seller has a C of O or is already processing it,that makes it better.
After you get the documents,u need professionals to confirm the authenticity of the documents, a surveyor to confirm the survey,and a lawyer to check if the Deed has been registered.
Then there's the government land, which is much easier to purchase since all the transaction is handled by government,all the records are in the land bureau,but essentially what you need to purchase a government land is just the Allocation letter,the government survey given at purchase and the C of O if it's available.
There's also a 3rd party these days in Land ownership,before I forget,and it's the Estate companies.
These sets of people buy from government and families and resell to individuals, theirs is a bit safer but you need to be very careful when buying from them.

1. Make sure you're dealing with the rightful owner. And how would you know he or she is the owner?

A. Ask around. Don't base your findings on just one person or two unless you know them from Adam or a reputable person.

2. Papers to look out for; RofO ( Right of ownership) and CofO (Certificate of occupancy). Check whether or not the names correspond with the one he's telling you and the one on paper.

3. Go with a site engineer. They usually have more knowledge of landed properties or real estate businesses.

4. Remove yourself from a community land. Unless you're the president of this country.

5. Go to the board that houses or is in charge of the area land database. Submit the available document given to you by the land owner for cross-check. That's where everyother step you'll follow lies.

If you buy any land with ongoing legal disputes, sorry will be your name.

If not that many Nigerians sparogatively like cutting cost, everyone's best bet would be to hire the services of a property lawyer and be free from obvious worries.

As for Documents, please use a lawyer (who are specialists in Land and property)


Then Physical features:

* Check if the land is water logged (this is an issue people who bought land during dry season are facing).
* location: buying land close to pipeline, under high tension cables and other hazardous feature are not advisable.
* Check if the land has a proper Access Road maped out

Just go with a lawyer a mobile police and a photographer to take pictures of the land and make sure you are the rightful owner of the land to avoid land disputes in the future
