Red Flags to Look Out For During Home Inspection

Do you know why real estate professionals insist that you do a house inspection before you buy a house? This is mainly because, with careful execution, you cannot make costly mistakes and decisions that you will regret later.

One thing you may not know is that you can still make mistakes despite having a house inspection. This usually happens when some things slip past you during the inspection. Unfortunately, many people are missing the warning signs. Below are some red flags that you should lookout for a more detailed house inspection.

Insects and Pests That Destroy Wood

This is one of the most overlooked aspects of a home inspection. This explains why a growing number of people are not actively watching a home inspection. It’s fine to appreciate the architecture of a house that you want to buy, and you should not just be carried away by the aesthetics.

Insects and wood-eating pests can weaken the core of a home by eating for extended periods of time. This leaves the house unsafe.

The biggest threat to houses; termites, carpenter ants and boring ants, these guilty parties can swallow up the long-term value of a home, so you must proactively look for them at the home inspection.

Rot fungus as an organism is also a red flag. It is also known as rot fungus. This includes all types of fungi that digest damp wood and make it rot. It is important to work with a real estate agent who has experience in finding these insects and organisms at a home inspection. For your part, you should take some time to find out what attracts these pests at home. In some cases, you may not see the pests but recognize the signs of visible or existing infestation.

For termites, look for termite and termite protection in or around the house. Also pay attention to sagging floors and hollow wood.

Water Issues
Do you like the idea of living in a house by the water? It should be hydrophobic unless you are. However, it can be a recipe for disaster if there is loose water in your home. As bad as that may sound, it’s even worse in a situation where the water is invisible.

The danger of having water in your house is that it causes chaos. Most of the time it is too late to notice the physical damage. For this reason, it is important to check the house for signs of water ingress.

Make sure that the broker you work with has a good eye for detecting signs of water in a house. He / she should ideally know where to look during the inspection. If there have been any signs of water entering the house in the past, this should be noted during a house inspection.

If a house is prone to flooding because of its location, this is something you want to know. In Nigeria, several floods were reported that destroyed property and valuables.

Broken Roofs
The condition of the roof of a house should be a deal breaker, as it should protect the house from natural elements, breeze for no reason through the roof of a house.

Make sure the roof is properly installed. If there are problems with the roof, this should already be determined during the inspection of the house.

In some cases, the roof may have been properly installed and found to be riddled with wear patterns. Damaged tiles and items can cause the same problem if you do not discover them.

Broken Wiring
The fact that wall sockets look pretty in a house does not guarantee anything. Remember that faulty electrical wiring remains one of the main causes of fires in homes.

Pay prompt attention to the number of sockets in several rooms of the house. If there are too few, you will need more extension boxes. You should not consider this option if you want to have toddlers and children with you.

Exposed wires are another red flag. They increase the risk of electric shock. You should inspect the house with an electrical engineer to be on the safe side.

In Conclusion
Insist on doing a thorough home inspection before you buy a home. If the owner refuses or is reluctant to comply with this request, this should be considered as a red flag.

It should never be in a hurry. You have a reasonable amount of time to inspect the property before making a decision. Visiting a property does not mean you have to buy it. After the inspection, you can decide whether to buy or have concerns

You didn't write the most important 1.

If it is not boldly written FOR SALE on the property, please don't buy, it's probably a disputed property and you might end up buying legal tussles too!

Na so na. The wording and terms are abraodish. If you have money and not in a haste, just kukuma build your own house and supervise yourself.

Nigerian estate developers are experts in cutting corners. One man building in my estate now has to evacuate his family from the house he bought in Lekki and rented an apartment pending when he completes his own building.

The one he bought started sinking after five years. He couldn't risk anything and just left the house with his family.

All these ones are secondary.
Location, security, power supply to the area, access to household and emergency purchases etc should come first before agreeing to even inspect the house. Anything else can be easily fixed in a few days

Nice post though.

What's tha business?
