Go to the government of Lagos ,they have a land department that deals in schemes.They are better and secured .

I am a Realtor based in Lagos here. The key things to consider when it comes to document is title of the Land. CofO is most preferred document as it gives you entitlement to the land for over 70years. Ideally, it is 99years but you wouldn't know when the first owners processed the documents.

Another document to consider is Excission or Governor's consent. When buying in Lagos, it is best to buy from reputable real estate companies. Do not buy banners, buy when you get to the site and all verification have been cleared at the Ministry of Land Alausa, Ikeja.

Since u r JJC buy from developers it quite expensive but u will have rest of mind..

Before buying land,Kindly look out for the following;
1-Title of the land
2-True owner of the land
3-Legal document relating to the land(check if there is any dispute on the land)
4-You can go to Alausa to make more findings on the area.

I thought they said land appreciates with time and that one can never go wrong with investment on land. So why are u finding it difficult to sell yours? Care to share? Is it flood prone or still underdeveloped?

EVERYTHING! and the sure evidence that can not be deny by any court of law

still remain that; BOTH OF YOU AND THE SELLER SHOULD STAND ON THE LAND

AND DO A VIDEO RECORDING, TESTIFYING OF SELLING THE LAND AND THE AMOUNT.

lawyer agreement has no meaning in court this days, but FAMILY RECEIPT still make sense.

Do not mind the cost.

Pay a lawyer for search concerning the originality of the land itself.

Do not be decieved by documents no matter how seemingly original.

A genuine document on a faulty land equals to Buhari leading Nigeria.

Buy with your lawyer present. Let your lawyer guide the process. If you think paying a lawyer to do due diligence for you is waste of money, just wait until you are sold bad land.

First thing first go to Lagos State land registry ask for the owner of the land ask for the type of property the land as been allocated to.

Since you want to learn,.let me help you.
* Land appreciates with time. FACT.
* One can never go wrong with investment on land. BIGGEST LIE EVER TOLD. With the situation in Nigeria right from the dubious attitude of all and sundry to the non existing, effective judicial system, you will be lucky to get 2 out of every 10 investment on land right. Other with little or no experience may fault my statistics.
* Why the land is difficult to sell. Most likely due to location, topography, notoriety of the area, price be mentioned amongst other reasons. If the area is under- developed or damn to far.

1. Make sure you're dealing with the rightful owner. And how would you know he or she is the owner?

A. Ask around. Don't base your findings on just one person or two unless you know them from Adam or a reputable person.

2. Papers to look out for; RofO ( Right of ownership) and CofO (Certificate of occupancy). Check whether or not the names correspond with the one he's telling you and the one on paper.

3. Go with a site engineer. They usually have more knowledge of landed properties or real estate businesses.

4. Remove yourself from a community land. Unless you're the president of this country.

5. Go to the board that houses or is in charge of the area land database. Submit the available document given to you by the land owner for cross-check. That's where everyother step you'll follow lies.

Hello, in response to your enquiry.

The first thing is the reason why you are buying. Like you wanted to buy and build for personal living, are you planning to move in anytime soon or later.

Do you wanted to buy and sell later in the future.

In terms of documents, to be on the safe side the minimum tittle you should look out for is Approved Excision.

If land have Approved Excision you can be so sure of other documentations.

In all, your budget and your financial capacity is another thing. If you can afford it currently, land with tittle documents like Gazette, Governor's Concept or C of o are all fine but they are more expensive.

Now, it's necessary you conduct searching on the land you wanted to buy in order to confirm how genuine it is and this have to be carried out at Alausa Secretariat since you're buying from Lagos.

To have peace of mind if you can afford it but from genuine real estate company.

I'm an Estate Consultant and there are good offers readily available that you can look into.
