To get the cost of your pile foundation, you need designs - Architectural and Structural.

If you've not had any of these two, you should consult an Architect and Structural Engineer for direction. After that is done, a reliable estimate can now be prepared.

Point of correction with respect to the quoted, Architects do not prescribe nor design size or quantity of rebars in any building element. It's the job of a structural engineer.

I disagree here sir.in as much there is going to be a slab of another building on top of it, no Architect will prescribe less than Y16.if U ask for the plan you won't see Y12 but Y16

Anyone on this forum have information on Victory Estate, Lekki FTZ. The developer is Kayode Obembe. Is this developer credible. I bought plots from this company in 2016 and yet until date, no allocations of plots. Now in 2019 , the company wants developmental fee ( more money ) which was not disclosed upfront. The company says allocation to be made after developmental fees paid. Is this company credible..??.

Engineers in the house, I have a project I'm working on, house has been plastered, I want to know what the next step would be, from tiling, to wall screeding, to fixing the toilet seats and the likes, note: I want to do it step by step, not financially buoyant, I'd like to start from bathroom wall tilling, I was thinking they may need to break those walls later when the shower and toilets seat are about to be installed, I'm just not sure, I'd like someone to put me through.

How to Create a Perfect Floor Plan

It illustrates the location of each part of the building such as windows, walls, stairs, doors and other fixed installations like bathroom fixtures, kitchen cabinet and appliances. A floor plan should also indicate room types, sizes and lengths of walls, as well as furniture layouts and outdoor areas.

Types of Floor Plans

There are 2D, 3D and Live 3D Floor Plans.

2D floor plans
This is a diagram that shows the layout of a space from above, including the walls and rooms. The floor plan in this type is a flat drawing that has no perspective or depth. It can be a sketch, a blueprint or computer drawing.

3D floor plans

Important Tips for Drawing a Perfect Floor Plan

Select an area

Measure the selected area or space
Get someone to help you hold the take firmly and measure across long expanses in order to get accurate measurements. You can do rough measurement of the space, including the doorways and fenestration, before taking the actual measurement. After that, jot down the feet and inches on your rough floor plan.

Transfer measurements to a graph paper and draw walls
With a ¼ graph paper, transform your notes into a to-scale floor plan. Make a quarter-scale floor plan by using the boxes of the graph paper as a guide. Each box equals 1 foot in reality. Hence, half of a box equals 6 inches and half of that is 3 inches. Count out the boxes, according to your measurements by using the lines of the grid to draw your walls.

Add architectural features
Add features such as doors, windows, refrigerators, dishwater, dryer, and other important appliances to be placed in specific location.

Fill your space with furniture
Start adding furniture and cabinetry. In case you have not yet purchased furniture, use the measurements written in the details of the products you want. Check the website of the furniture company or use a catalogue to get the details and draw the scale version. If you already have furniture, just take measurements and transfer them to the graph paper. Once you have drawn your furniture and fixtures, cut them out carefully but ensure you do not cut the black outlines.

Arrange your furniture and fixtures
Now that you have drawn and cut out your furniture and fixtures, arrange and rearrange them in your space. If it does not work out, maybe the furniture does not fit for your home or maybe the space is not right for your needs. When arranging your furniture, you should adhere to the spacing standards for major and minor pathways. For major pathways, you should allow 30–48 inches where two people can occupy the same pathway while for minor pathways, allow 24–36 inches for areas where only one person can take.

Not an "Engineer" but this would be my modus operandi for a DIY basic finish after plastering:

1. Wiring (presuming you've already secured building with external doors and window burglary)
2. Ceiling
3. Tiling
4. Screeding & painting
5. Plumbing fixtures
7. Electrical Fittings
8. Wooden door installation (if metal doors, should have been installed before plastering)
9. Kitchen cabinets & wardrobes

Who recommended a pile foundation for you?

I assume you already have a design and drawings for your intended building ( architectural & structural) and have carried out a comprehensive subsoil investigation ( soil test) to determine the bearing capacity of the soil. This recommendation from the subsoil result is what will determine the type of foundation that is most suitable for your building based on the estimated building load.

Hope this is how you came about your pile foundation option and not just because someone suggested it.

If you have done the needful and the report recommends pile foundation, the number of piles, depth, diameter and type of pile which will be part of your structural design .

This is what you need to present for the cost estimate.

By "plumbing fixtures" I actually meant toilets, showers, wash hand basins, water heaters and the likes, and not piping o. Does that mean you did those before tiling?

You need to fix the burglary and, door and windows,
Next is the cabling for the electrical and tiling can as well commence too

thank you ma for your submission, I love the first question you asked, ( who recommended me to pile foundation), my boss at work did and he was the one who took me there to get the land, his love for duplex is making him influence my choice of bungalow, if you check my original post u will see and incompleted decking at the back!

And no I haven’t gotten any architectural or structural design yet or soil test, cause I’m saving money for deed of agreement and to start a foundation, I don’t wanna rush my self as they are lot of expenses on my head(baby n marriage coming soon), I was hoping I could get a range figure for how much pile foundation would cost, cause lately have been thinking of settling for bungalow as the foundation won’t be expensive as the pile would be! I have made inquiries about architectural and structural work and it quite expensive, I’m still saving thou, but would it be best one builds bungalow?

Cost for pile foundation will vary just like any other foundation based on number of pipe points, etc

Pls get a proper engineer to do the load calculation of the structure and give you a Structural drawing

Do not freestyle pile foundation or any foundation for that matter
