Hello guys, I’m currently working on a personal project. (3 bedroom duplex). I’m ijebu, Ogun state. I gave a senior colleague at my former work place my Design’s to help me process approval and one way or the other he kept promising postponing things. Due to rapid increase in cost of materials, I started the project without approval done yet. Now I have gotten to decking stage and still nothing with the approval. so I had to pause to make sure the approval is done before I continue, even though I would have to pay fine now that I’ve started. The process is going fine with the approval and I hope to continue the project next month. You can see the plan and level where the project is at. I would have brought this up here earlier but I was only searching for some solutions when I got to know about naira land and this thread seems perfect as I can easily get recommendations for professionals to use at every part of the construction. Any ideas and critics are welcomed as no one knows it all. I would love to see your views. Also I would like reviews on the roof design I intend using. I have several questions which I would ask accordingly as the project moves forward.

- Are you trying to modify the existing foundation ? Looking at the pictures critically I could not find any columns/pillar erected ..

For me, I would look for a way to cross - ventilate the Master bedroom.

Secondly, the lap length of your rebars are way too small.. That thing is not lapping at all and will affect load transmission. The Engineer should have lapped it before casting the lintels / columns.

Thirdly, I hope you have a structural drawing? Because why aren't columns on those edges?

Lastly, God is your strength. Building is not easy at this time.

Thank you for your observations. If you carefully check these pictures well you would see the columns. And yes we are working with a structural drawing. Also, try checking the floor plan well and you would see that the Ante room and living room area would be much of a bungalow as the Ante room part would be a sit-out at the top floor and the living room area would be a roof below which is why there is no visible column at the outer wall. I attached more pictures. There are at least 22 16mm columns in the building.

Responding to your observations, I attached a view of the drawing showing the elevation. Those parts you marked with an arrow would not go beyond the ground floor and that is the reason why there are no columns there and yes we are working with structural drawings. About the master bedroom, cause this is a personal building for myself i have always loved a french window where the opening would be large and there would be no requirement for another window, you can see the elevation also in the picture attached. About the short laps, i noticed that too as it was the fault of my iron bender, he was trying to cut materials to suit his greedy self and unfortunately for me i was not on site when it was done, i told the brick layers not to fill up too much to allow enough space for lapping but then we know how these people can be once there is no one to supervise them, I'm glad there are about three to four columns affected by these short laps and they are situated at the Ante room area where the columns wont go past the first floor slab, none the less i still plan on chiseling some concrete portions off (which i hate but have to do) to create more space for lapping when the construction continues.
Also, about the master room not been cross ventilated, if you notice you would see there are not much openings in the building generally as the other rooms are just with corner windows. I plan to have all rooms fitted with AC which is a reason why I had to find a way to reduce openings.
God is our only hope and i pray he keeps directing us all, I've spent 6m so far (did borehole and bought 2 geepee tanks ans also the short fence is included in the calculation) at this stage of the building as i am not managing materials and I also plan on plastering and doing POP before the year runs out.

I am sure homeowners will benefit.

Once I do, I will post the thread here.

I have seen homes newly painted and the mold and mildew and patches destroy the paint in months and make the home or plaza so unsightly,that I cringe when I see them or have the misfortune of visiting.

My personal experience, I eliminated plaster sand when plastering internal walls.

My walls were very coarse to the touch and to sight, but my paints adhered like forever. There were no patches and no peels to date, and if memory serves me right, I did this in 2017 so this is 2022, some 5 years later this position is true. I painted it like that initially and felt like who cares, after all I overcame the patches and peels internally, in a house that has been fighting that for several years until I made that decision.

I considered it a badge of honor that a non-engineer achieved what the entire building industry seemed unable or unwilling to tackle.

That said, if you want a smooth wall, then do screeding afterwards. Same effect achieved, but now you have walls that water can't do damage internally.

You may spend more but you will have peace of mind.

Now I need to experiment by using the same mix to my external walls, observe and report.

I also did not economize on cement for plastering when doing the mortar mix, the formula is somewhere on this forum.

I am posting an article to this link to help homeowners and builder realize that when you build, if you want the house to last, you must do everything in your power to slow down water.

This is science and physics at work. You need to understand how things work first before you can change the effect on your build.

Good morning Sir, at the bolded your mix ratio , I have read on this platform where someone use stone dust instead of plastering sand.

The first time I fought damp walls, I took down the old plaster from the floor to the midway point between the floor and the ceiling in all the rooms of the house. Then personally supervised a cement mix in the following formula

1 part cement to 3 parts stone dust to 2 parts sharp sand and 1 part plaster sand.


Five years later there is no evidence that the house was not properly built, the paint no longer pealed, and anyone workman who has worked on that part of the house said, the plasterwork is like concrete.

I also added a water proofing powder whose name I cannot remember since it is more than 5 years ago.

By the way this was internal not external walls.

I must admit the walls were not smooth. But screeding or another layer of plaster with a different mix can easily resolve that. I later screeded it to make them smooth.
