Go for closed kitchen pls unless there's constant light to power your kitchen heat extractor when you're cooking.

Let me ask you also , if you had a land or 03 to 06 Corolla you bought 1 year ago and dint register , would you sell at current values or the price of 1 year ago . I think most times we complain because we are at the receiving end . Can you also direct your grievances to people selling dollar at 700 to 800 now compared to 500/600 last year

I think what must have happened is inventory of old stocks must have been low or exhausted , maybe stocks over 6 months in the country and serious adjustments just happened recently at say the dollar price of 3 to 4 months ago for newer stocks . Some might have also factored current replacement cost [/b]or use an average , not saying people will not exploit the situation further

There is absolutely nothing in Nigeria price change has not affected and it’s ongoing, weekly , monthly, it’s that bad . Raw Food , fmcg , transport , Vehicles , diesel , sand . Name one thing not affected outside petrol that is subsidized

The major issue is this..

Always note that a merchant does not work in isolation, he works in a dynamic market with other players and competition

From a strictly business point of view what I will do is sell at a price point slightly above the current replacement cost price of 7k . Won’t use the normal 20% . Can use 5% , so will sell at say 7350 or 7500 , the objective will always be to get funds to cover new stocks

If I have a lot of stocks can sell at an average of 4800 and 8400 for some time for traction but eventually will sell at a cost above replacement or even at replacement , it all depends on market dynamics since am not the only player and there is competition also

Note that I Also said the increase in pop cement might not even be a reaction to this current dollar shoot up , it might be to dollar increase or rate of 4 /6 months back when order was placed , and the increase of recently upto 900 if it had held , would be seen fully in another 4/6 months

Now prices also come down when the drop in dollar is sustained and for a longer period , it has happened severally before

But the one that happened recently was for week or 2 and dollar is back up at 780/800 . We are all praying it goes down cool

This is the assumption that Lagos state use to bully people building in Lagos State. When I had to get planning approval last year in Lagos, I was billed 1.5m after presenting my 3 year tax clearance from FCT. I was told to write to the chairman of LIRS but I know it will be a long route. I contacted someone close to the governor who got in touch with chair of LIRS. Of course they changed the assessment and agreed that my FCT tax clearance was sufficient. This shouldn't have to be, what of if i don't know any one I would have been double taxed. Mind you my monthly tax before i voluntarily retired last year December is enough to pay a senior civil servant monthly. Now they still do 5% withholding tax on all my consultancy fees and I am expected to file to pay more by year end on other sources of income.

Those who pay tax in this country are often over taxed. You pay PAYE, land use charges, VAT on every purchase, all sorts of levies by LGA people, pay tax on even on interest from savings you have in your account. Efforts should be to expand the tax dragnet and not over taxed the few that pay tax
You said it all. and this double taxation problem applies to most states in Nigeria. Imagine you didn't have a link, N1.5m would have gone with the winds.
Ease of doing business in Nigeria (Lagos especially) is Zero.

We also need to review mass building design take care of the reality of our people. Most Nigerians actually don't need more than 1 bedroom (room and palour) or at most 2bedroom apartment. The present mortgage through the national housing fund is a joke. Most contributors can't access the fund because in most instances they don't have proper title over their land.

There is a growing middle class in most developing economies and they are the targeted customers.
Although the modal population are youth below 40 years, most of them are poor and unemployed.
If we were living in a socialist country, then the idea of affordable housing would work. But developers are business people following the money. They are not building for the masses, they are building for those you have money to buy.
People should be allowed freedom to make decisions based on personal circumstances. These growing middle class, young single people would always insist on bigger spaces because they can afford them and because it’s a better investment.

I consider kitchen a factory whereby raw products are being processed into finished goods, it needs all the enclosure possible from other spaces within it, i.e. The dining, living room and the likes.

When I see people struggling to buy & install water heater to their homes I just laugh. Somethings are not meant for the poor. Nigerians do things cos they want to appear rich! Many have water heater but have no electricity to power them..lol

That's one of our challenges here in Nigeria,I love Open kitchen cos it saves cost and add more beauty to the sitting room if well set-up and well equiped. I introduced it into one of my buildings and got reviews from the Tenant that occupied it.the reviews were so disheartened that I'd to changed my plan.thank God I already created alternate option Incase the occupant doesn't like open kitchen.
