Can this project be replicated in Nigeria?

Look at the feasibility and viability study. Feasibility ask 'can it be done?' while viability ask 'should it be done'.

Can you set up a pig farm in Saudi Arabia? No. Because it is a very strict Muslim country

Can you set up a pig farm in China? Yes. The people love pigs. Should it be done? Yes as you will make a profit as there is huge demand for it that covers overheads.

Now, can a similar project like this be done in Nigeria. Yes, in Abuja.

Should it be done? I don't think so as we lack enough demand for the very expensive condos that will be sold. Mortgage rates will have to come down below 10% to create enough demand for the properties built. Globally, mortgage is the primary route for purchasing properties. Buyers rarely use equity like in Nigeria.

I didn't mention Lagos state cos of I would've embark on such a project... Land locked sate that don't HV access to sea none can attract the funds for this. Even to build houses for citizens sef na substandard house.

We no dey talk viability or feasibility... We talking financial muscle to build innovation. As far as government is concerned most projects becomes viable on the long run. Cos they are not seeking profit, but social good. Which standard class park can you find in Lagos or Nigeria. Non. No amenities or even spacious lawns no dey, grass don turn brown... Our sharing and consumption mentality can't allow states make nough money to fund such an innovative project.

Nigeria doesn't need a useless project like this. Any state that doesn't have beaches can go have fun at pool sides. An artificial beach is nothing but bu.lls.hit. even some of the beaches that have been tampered with in lagos just to make money are looking big swimming pools.
A beach should be natural with beautiful shores and palm trees some distance away from it. People go to beaches to enjoy that natural features, the waves, the sand, the cool breeze the lovely atmosphere. That's nature and not some useless exorbitant pool.

even the south has more beaches than ur country lmao.. that place is landlocked and they have to do a manmade beach to draw attention and it's working...do you know how many man made island re in Dubai selling for millions of dollars, it's all about innovation. South Africa has one of the best landscape in the world.. it's one of the best place to live when you have money.... Namibia is also beautiful and their nature is out of this world....
