Fine design you got there, the land seems to be a narrow one.
Well, here are few stuffs I noticed.


1. Too many doors (this may lead to excessive spending)
2. The master bedroom's windows should be cross ventilated (inflow and outflow of air), the master bedroom will need more wardrobe.
3. For flexibility, the wall between the dining and the staircase can be eradicated. A fantastic opening can be done. (The passage looks so confined)
4. Have a service opening btw the dining and the kitchen, or change the location of the dining's door to open straight to the kitchen.

I am about to embark on a new project in Uyo.... its a 1250sqm Land already fenced and gated

I am a first time builder and i've already contracted an Architect for the building plan (Though he's a friend) I never wanted to involve friend or anyone i know in this project but due to persuasion and other factors, I've decided to give him a chance to prove his worth (Though he has handled lot of mega projects) I'm just doubtful since we are closer and may take me for ride.

Not withstanding, the crux of the matter here is I would like to know the things that will be required for the projects (He has given me his list) but I would like to get more information to make this project go on smoothly.

I am planning to build a 4 bedroom bungalow with a study and a spare room for Laundry/Inverter Room

Blocks will be molded on site, The Land is a dry land and the road does not flood .... I want to build in a small portion of the land and the rest will be for future usage....

How many trips of Sharp sand will be needed for this project?
How many tonnes of granite is needed (And what type) He quoted for 40 tonnes for the project to go far
How many bags of cement would be required to mold the required blocks for the project?
What type of rods needed here?

I am inquiring about this because i am not always around due to my project i am handling in Warri at the moment

It’s better to Get a Quantity Surveyor to prepare a Material and labor schedule (costs) for you.
That will give you exact Material quantities and Labor fees and also guide your spending.

@ sconp, you are correct sir. I've been banned twice trying to respond to my mentions.
I suspect the reason you have a blister is that the concrete wasn't fully dry.
As the concrete gets hot, the trapped water vapor tries to evaporate but are trapped by the epoxy coat. The bubbles are the water vapor trying to escape.
You may scrape the affected parts during dry period and repaint the affected parts.

Waw! Yes sir, it's a real steal. It was a distress sale and too good to believe at first. Had to do alot of findings and spending to be sure it was for real.
Akobo will still go up more precisely after Akobo oju-irin if the state government do good with their promise of starting work on the road from after the barracks soon. We are waiting for it.
