At least, if u r using not too good pipes, the 5 packs should be around 50-55k. That means u r using the 3rd grade pipes, because they of 3 grades.

Other materials are ok but that 25mm price is outrageous.

Workmanship is ok but u can still beg him to reduce small for u.

I can not find the picture. Here's the best solution towards this thing, let him use materials he trust that will do the job cause if you tell him what you think is the best and anything happens,he will blame you for insisting on the choice of materials.

Just provide him with the funds and allow him to do the job to the best of his ability

The open flower bed is the main culprit.
The soil would retain water close to the building long enough for it to be absorbed by the wall.
Ideally, landscaping should be done in a way that water flows away from the building fast.

the guage makes the difference in steel. H beam starts at 4mm.

Pls try to use quality materials for your project. So many people have prepaid meter now and they normally switch off so many things to save energy or consumption on their units. Sometimes the voltage increase to 250V, 260V. If your protective devices are not strong enough to withstand this high voltage from PHCN , Hmmmm

Please, which makes more financial sense... Building a bungalow and buying another plot for development or building a one storey building?
Putting into consideration that the cost of decking is 5m and cost of a plot is 2m.

Interesting idea,
But if you building a storey building it will be one roof,
2 bungalows 2 roofs,

The decking cost takes away: new drawings, new approval, new documentation, foundation, 2 x roofing, new fencing, new soak away etc for the new land.
When you calculate all these factors, doing the decking option may be cheaper and less stressful…
