Good Evening house,

Please I need advise on a construction project. We are planning to erect a foundation for a two storey building on a plot of land which used to house an old building. We have demolished the old house and then noticed that the old soakaway pit is inside the perimeter of the new foundation. In fact a pillar for the new building falls into the old soakway pit location. My engineer says to open the soakaway pit and fill with sand and compact for the next couple of months before the new foundation. My concern is that I have seen foundations settle even after 2 years so I am worried about that possibility. The pit is 8ft by 6ft

Experienced engineers in the house, what are my options to fill the Soakaway pit?

I would appreciate all suggestions.
Establish the base of that column before filling the soakaway pit.

What is the type of foundation you are constructing for your building?

Since you won't be needing the soak away pit any longer fill it up with hard core and sand. Then compact very well as your engineer suggested.

honestly there's no way I can answer this question because I don't know what you agreed upon. If he did a separate foundation casting for the tank stand,he will by default be the one that will install as he doesn't have a choice. But if it happens that he did it on ground,both of you will have to find a common ground if you didn't tell him prior that he will have to install

He isn't casting from the ground, he is doing it from his workshop... Before, he said he isn't the one installing but will do it for me and I clearly told him that it's not how it's done and people I've seen are the ones constructing and also installing... Now he is saying that I will get an installer.

I always thought tank stands are usually built from ground up on site by the welder. I've never heard of one being built away from site, and then the client being expected to transport the stand to site and getting someone else to install...isn't that a recipe for disaster someday in the future?

depends on the height. And the size. Some are too small that they can be made and transported to site.


In some towns I have visited, they make tank stand and sample for sale

The ratio of your concrete mix determines the strength, workability and durability of your concrete structure. The strength is gotten from granite , that's why more granite is used in the mix while the binder is the cement.

Often times you see people using less of the granite because they want a fine finish and they end up compromising on the strength. Also site labour reduce the quantity of granite because it makes the mix heavier for them to carry.

So your workmen are invariably reducing the strength of your concrete element with that mix ratio and it has nothing to do with your location.

A finely finished concrete is gotten from properly mixing the components, vibrating to remove voids and using a good formwork and not by reducing the granite quantity.

However the granite should be washed and free from dirts and clay.

It's your project , insist on the right mix and they will comply.

Mix ratios are decided based upon the type of construction structures and mix designs by the structural engineer.
And it's categorized into three which are;
A. Nominal Concrete Mix Ratios
B. Standard Mixes Ratio
C. High Strength Concrete Mix Ratio

Mixing ratio depends on the load and compressive strength of the concrete.

In conclusion 1:2:4 means 1 unit of cement, 2 unit of sand 4 units of granite. And it's advisable to use that. Anything more reduce the compressive strength of the concrete



wow it's funny that this weird mix ratio of mine is a norm here ... I'm learning.

I want to assume there's a structural design for this.

There are so many alternatives assuming this wasn't factored into the design.
Please work with a design engineer on this. As I wont be held liable.
From my experiences related to such cases, one or more of the following have been applied at one point or the other.

OPTION 1:
Evacuate the pit, then break the floor and construct either a mono pile of 450mm(18 inches) or group pile depending on the load at that column (pillar) inside the pit then cast the column from there upwards and connect the nearest columns with a beam of 450mm to 600mm (this can be called chaining by the laymen) then fill the pit with sharp sand.
The piles can be drilled using manual borehole drillers and a pipe as a casing.


OPTION 2: (this should be cheaper)
Just like option 1, instead of a pile, you can cast the base inside the pit after breaking the floor then raise the column from there.
Please note that this column should be wider say 450mm x 450mm if the depth is UpTo 2m (almost 7ft) and well reinforced with rings not more than 150mm (6inches) spacing for the column.
At the ground level you can use a 450mm height beam to join(chain) all closest columns (pillars) with 300mm spacing for the beams.

OPTION 3:
Firstly demolish the slab of the pit and fill with sharp sand while compacting properly or naturally(which would take 1 to 2 raining seasons say 2 years) with the aid of water or rainfall then fill up with boulders at the top 900mm to 1m (3ft to 4ft) from the natural ground level.


OPTION 4:
filling entirely with well placed and compacted granite boulders (called hardcore).

OPTION 5:
Casting a base that would cover the entire area of the pit which must be designed to avoid failure after pit has been sand filled

OPTION 6:
Run an inverted "T beam" with a almost a meter width(3ft) in base of at least 900mm to 1200mm (3ft to 4ft) height along that axis. This would help spread the load during settlement.

Spacing of rings shouldn't exceed 300mm
