Good days nairalanders,this is a new account to hide my identity here,I'm an old popular member.

My elder brother already have 50/100 plot available in Benin city .In the community where he have the land they are several borrow pits to easily buy sand through tipper drivers,infact the oba own the pit that is about five minutes away from the plot.

The land is even at the back of a TV station and many other things are there.The plan is to build 4 room bedsitter, because here many people are building room and parlour self and many single tenants are looking for bedsitter to rent.Bedsitters even produces more rent than room and parlour self contained .

That four room each will have their own toilet combine with Bathroom and sink,we plan to use pvc ceiling and the basic aluminium not that expensive stone coated one oh.

Since my brother is not in Nigeria,he ask me to find out like how much it will cost us to build such.

Around Agbor road area.

I need rough estimation of the cost including the price of digging borehole and thank for the house, including electric pool, although I think the neighbours have electric pool already so maybe we will just settle them with some money.

We will use iron doors and glass windows.

13-15m will get it done. Though cost is dependent on the design and quality of finishing materials you'll be using in the house

The main reason for building is for rentage, renting out the house to tenants.

Engineers make Una give me rough estimation,with break down.

It's all depends on a lot of factors like finishes, land topography, bearing capacity of the land, cost of building materials. But with good finishes 10 - 15m will fly (completed one in Ekpoma for 13m recently)
