Lanrelagboi: Where were the fg when omonile were selling the lands, why didn't you use their brute force to arrest and jail land grabbers. This is a case of government abetting criminals, a super case of 419. The state is suppose to protect the citizens against loss of property, money and life. But Nigeria always fail in that aspect. Just be careful how you buy land and properties in Lagos.. Use a professional surveyor to survey and check with the authorities b4 you buy. Even if you want to patronise omolile ( not advisable in lagos) still use the above b4 u make payment. |

Caveat Emptor..... Buyers beware. Lands and landed properties are the perhaps the best and the most expensive investment anyone can make. However, before buying any landed property especially in Lagos and Ogun states, - kindly do the following amongst other due diligence. 1. Get a licensed surveyor of your own (not the one introduce by the seller) to take the GPS coordinate of the land, 2. The surveyor should approach the Ministry for lands and physical planning and apply for the authority to survey and the government charting of the area of interest. 3. Your surveyor should procure the documentary evidence of the status of the land to know the following.- a. Is that land totally free from government acquisition or future schemes for development. b. Has someone else applied for the same document in the past or currently processing ownership documents with the ministry. c. Does the name on the land title correspond to the names of your proposed sellers. d. Is there any lay-out survey on the government records regarding the area of interest. e. Any other due diligence as may be necessary. 4. Get your own lawyer to interface for you, don't accept help from the sellers, - they are only interested in making their money. 5. Don't be hurried and don't ever be in a hurry to pay - the "omo onile" will call you repeatedly that someone else is about to pay for the land, - please resist the pressure. 6. When all due diligence are satisfied, pay only via cheques, bank drafts or bank transfer - they are easily traceable if so needed in the future - never do cash payment. 7. Take possession immediately, fence up the land and possibly build a shop or single room for someone to inhabit and keep the area clean - with necessary agreement documents, - of course. 8. Never leave the sellers in charge of keeping or monitoring your land - that's simply asking the mouse to watch the cheese - you know what will happen next. 9. Ensure that your surveyor process your land documents, The C of O or the Governor's consent papers are a must legal documents to ensure your ownership of the land. Get at least the Red copy of your land survey from the office of the state Surveyor-General before you start building. 10. Get a chartered architect and a registered building contractor, not just to do your building designs but also to procure all necessary building permits/approval before building. 11. In the unlikely event that you get notified that the government is interested in your property for whatsoever reasons - usually via notices pasted on your fence walls - don't ignore, don't be indignant, call your lawyer to file a challenge in court, immediately. 12. Don't ever say or think that because friends and relatives have bought lands and lived in the that area for decades, it simply means that all must be Ok, do your own due diligence. All the above are quite important and pertinent now in the lights of the recent bulldozing and destruction of multi-million Naira properties by the government due to non-compliance to some government regulations. You sound like one who doesnt live in Lagos, has never bought a plot of land and doesn't know how this type of transaction is conducted. |

I believe that they were defrauded by omonile or land grabbers who sold it to them intentionally and the unsuspecting public bought from them. The people that chased the FHA officials from the sites are the land grabbers |

erniok: Thatz exactly the point and that's the point I am trying to make. The culprit here is the government, those corrupt individuals are government employees. When an individual goes in to get approval in most states, the officials are mostly interested in the brown envelopes and not about doing there jobs. If the government had done their jobs they wouldn't have built the house in the first place. Secondly, in all this years people were building houses there, does it mean that the DG or any top brass of the FHA wasn't aware of it and make necessary effort to stop it at that time? Many people saying sue government sue government, why that is the proper way to seek redress in courts but that's very cruel to the Nigerian citizens affected because a court case like that can go on for years and how could someone that already lost hundreds of million of naira afford litigation expenses at the same time trying to find a new accommodation to thier families?? Our government is just irresponsible! Sometimes I wonder what Nigeria benefits from democracy, if democracy is indeed a better system of government for Nigeria than military rule. |

Appletek: Why do we have government in the first place ? America would warn n ensure her citizen do not go to hotbed zones but Nigeria would let her citizen go without warning and wont even give a damn if they are trapped in war zones. Here we are left to protect and defend ourselves with sticks and matchet. All those omoniles that sold the land would walk away Scot-free no punishments, and this people have location and address. No omonile has been punished for selling government owned land, the people who get punished are the victims of the illegal sale. |

Did you not read in the post that red paint was placed on the fences telling them to stop work, but most will settle some so called government officials and then continue construction. The fact you buy "stolen" land and then build on it does not confer ownership on you. Assuming your Toyota corolla is stolen and sold to a person, you then run into your car 2 years later, who then owns the car, you or the buyer of stolen property? Will the buyer now start blaming vehicle licensing office, roadsafety (number plate) etc for licensing and registering the vehicle? 2 Likes 1 Share |

Badgers14: I agree with some things you said. Govt should have swung into action when the noticed building activities going on the land. This is failure on govt part and someone should be sanctioned. On the other hand, if they had genuine title documents, they'd headed to court to get an exparte motion to stop the demolition pending when the case has been determined. I doubt if they had any evidence to tender before the court. Nigeria is a country where so many things go wrong without someone getting sanctioned. |

Lanrelagboi: Very good . Some people come from states where there are no proper checks and balances for construction into states with good structure and replicate their useless village behavior . FHA demolish Dey go jare . However I would advise in cases where the lands are genuine but they didn’t get building approval , subject those ones to very expensive structural integrity tests . Make them cough out 10-20million so they can learn that they are not above rules and regulations . |

The example you gave with the stolen car is comparing apples to oranges The bottom line here is, if the government officials didn't collect bribes and did their job.. those houses will not be built. The government has a duty to protect thier citizens not to enable criminal activity. |
