Lekki palm city is the worst estate I have ever stayed, no light at all in that estate.
lol u never see nothing. All those estates are all scam schemes. The funny part of it all is that the occupants are so proud of the exhorbitant money they spend in the name or service charge πŸ˜‚πŸ˜‚πŸ˜‚

I sell beautiful houses in the first 2 locations Orchid and Ikota and there has never been an issue atall.

All our properties have C of O or Governor's Consent with excellent Registered Survey Plan.

There is a difference between Registered Survey Plan and Provisional Survey Plan. Don't be deceived. Gist for another day.

Back to the matter....

I always encourage people to do their proper checks before buying properties in Lagos.

Ask for the Survey Plan.
Get a Surveyor or take the Land Coordinates of the house you want to buy to the Ministry at Alausa in Lagos.
Let them check it for you.
If the property is built on a Government Acquired land, they will tell you.
If the property is built on a land free from Government Acquisition, they will tell you.
This is 2024.
Don't rely on the word of the agent or the Real Estate company.

That is how to do your own work when it comes to land purchase in an Urban area.

I have tried for you.

Let me go back and continue selling the houses and homes I'm selling at Orchid and Ikota jare.

Lagos as a whole is overrated, come see people living fake life, living in an expensive apartments to look woke.
Nah so this guy I use to have so much respect for called me to borrow him 25k, I shock because my guy spends like he is on tinubu payroll

Very well said but one needs to work with a good agent because we don't hv local knowledge of those countries....to know which area is a good area, which area should be avoided in Cape Verde etc

Knight Frank, Savills and numerous reputable real estate firms exist. These places are used to international buyers, their governments are keen on attracting foreign investors, they depend on tourism (countries with high dependency on tourism are have okayish public sector efficency) etc. For an Igbo man, better Ghana than Lagos or Cape Verde. After the previous elections, I don't get the do-or-die or I-Must-Invest-in-Lagos-Real-Estate-Industry mentality. Okay to rent, but not okay to invest in. There were posts by other Nairalanders of the bureaucracy involved in getting Lagos state governor's assent for residential properties, especially if one is non-Yoruba.

Cape Verde or Mauritius would never!

Would be great if people could also verify or achieve some of these things online. We're in the 21 century. Lagos and other cities in Nigeria are not taking advantage of the revenue they could make by exploiting the great need in the West for Nigeria property. I know so many people from Nigeria, the Caribbean and US interested in purchasing land and homes in Nigeria but are discouraged by news of ripoffs and the opaque nature of the process.

The people in pity the most are bankers & salary earners who saved and bought land in those places. So basically the entire Lekki/Ajah is suspect. O warned one of my igbo colleagues about investing in Lagos but the efulefu no hear. Now he wan sell property nobody wan buy

Come to Shomolu , Pedro and Fola Agoro to buy land una no gree

Shomolu wey be mostly dry land, flood free and 75% of tarred or inter-locked roads

There are also incompetent lawyers who can't carry out a thorough due diligence on the property. The agent is not to be blamed if a lawyer is involved in the transaction. The lawyer should be held responsible because he was paid to make sure the property is free of any encumbrances.
