Demolition season in Lagos is in full swing and owners of Multi-million Naira Mansions in Lekki/Ajah Environs are living in constant fear not knowing whether their house will be the next one to crumble under the bulldozer because the house they bought either has no valid government title, has questionable Certificates of Occupancy (C of O) or Governor’s Consents, absence of building plans, is built close to the canal or government easements or has a court case hanging on it.

Many of these owners of houses in Lekki Estates were swayed by polished Instagram Videos of persuasive Agents marketing these properties without paying attention to due diligence. Many of them bought these houses due to the pressure of the Agent telling them to buy them quickly because other people were on the property ( Real or Imaginary). Many of them were swayed by the marketing gimmick, lies and bullshit of the Developer or Agent to buy these houses and many were extremely ignorant about how to buy a house in Lekki and just had Millions to spend without verifying.

A common regret now unites these homeowners is that they all live in fear and wish they did not buy these houses in these areas without verifying them. Below are 10 areas in the Lekki/Ajah axis of Lagos that you must be wary about to investigate every land or house you want to buy unless sorry would be your name and lest you find yourself in a position of regret:

After demolition of Maroko by Raji Rasaki, I am yet to see any administration that have not demolished properties along that axis. And it is not that they don't have approvals

How do you know your approvals are truly approvals when the powerful comes calling

PS. After the last post I made 12 days ago, Landmark Beach approval got revoked. I pray the negotiation between Landmark Beach Management and the government becomes fruitful.

It's mind-boggling that land prices soar even before a single structure is erected, making it increasingly unaffordable for the average person.

Even if these areas undergo development, the real estate industry doesn't hesitate to suffocate owners with service charges and development fees, assuming everyone is swimming in cash.

Many Igos understand the risk involved and are cautious not to invest their entire savings in precarious properties. Take, for instance, someone I know in Ajah who scooped up plots in an inaccessible, swampy area at laughable prices. Despite potential government demolitions, it barely fazes him.

Instead of adopting innovative strategies to address housing challenges, authorities resort to demolition as a quick fix. Aren't who crafts regulations Humans? but this commisioner carrying out regulations imhumanely There's got to be a better way to manage waterways, why not levy charges on these properties without resorting to destruction.

Don't listen to whatever they're trying to tell you in a bid to encourage you to build in a supposedly safe place. Don't trust these people. They can wake up and do anything and nothing will happen.

A place they said is legit can be changed to an illegal site at their will on vendetta and you will have yourself to blame.


Bring your wealth to the south east and south South. Don't build in South west or Even North.
