The Lagos state government here again confessing that they're lazy, incompetent and in all likelihood fantastically corrupt. Where were they and what were they doing when the said houses were being built?

Lagos state Government of Destruction and they know nothing but to be destroying the hard earned effort of those that have use all their last savings to build something, u will just wake up one day and destroy their properties without a proper compensation .. this is the wickedness of highest order all in the name of building better roads.. na why i no dey pity them if them kpai, na why most of them always kpai with long ailment and their children go just be like zombie

How could someone go to build a house without govt approval on land that is not his ancestral land? LASG approved the houses LASG of today is demolishing.

The ministry has done it's job. The Government doesn't have to stop you from occupying spaces illegally. It's your job to make sure. Afterall it's your money. So the onus lies on you

Because most available lands in Lagos is not meant for what they are used for now.

Think about it. You sandfill a swamp and then you start selling it out. You sef com carry money go buy land for swamp. Do you not know that the swamp is a natural floodplain for draining storm floods? Government will come and mark your building X. You will go and bribe official. That X that they marked, what is the Givernment telling you? Oh you want them to come on NTA and announce that the land at so so so is illegal. Dem don tell you. Na you no wan gree hear.

There is nothing new in what this man has said. Except you have never done your due diligence before buying properties.

If you look at the way 99.9% of Real Estate Developers portion and sell land, you will understand that the greed level is maximally high. Coupled with omo onile with zero ambition in life everybody is just trooping in blindly.

I know a little about lands and real estate in Nigeria. First of all, private "ownership" of real property in Nigeria doesn't exist. Per the Land Use Act, all lands in Nigeria belong to the Government. While Section 34 allows ownership of property, in actual fact, the Land Use Act is the default operative law. Therefore at the very least, private ownership & control of real estate in Nigeria is legally controversial.
Those touting Lekki as a lucrative destination for real estate investment, this one is for you.

Ever since Nigeria was plunged into economic crisis around 2015 to 2017, I expected and predicted that LAND EXTORTION was going to be one of the next avenues for politicians to enrich themselves. In Imo it started around Orlu and the controversy over making it a Township. That status is one of the little known but important bits of land law.

No land for sale in Lekki area since 1994 or 1996 according to a reliable source. Most land were sold before then but not allocated. Lands purchased after were resold with fake documents. The original buyers hold the real govt receipts. I remember some acres of land given to my maternal grandma through the ministry of agriculture in Badagry years ago. I knew of it when some uncles and aunts were fighting over who should get more of the land for paying for it. The land was given to my grandma but it was her children that paid after maybe 25 years later. I don’t know how that worked or if grandma made down payment or anything like that, but it almost caused a big problem in the family.

I think so far in Nigeria, only the Lagos state government and maybe Abuja City Council charge property taxes in a way. Other states don't charge the same and IF they do, it is a one-time stuff. The thread in the link above proves you right. Where are those folks who argued with you in the UK thread sef?

That said, the headline and statements by officials of the Lagos state government simply mean the majority of real estate investments in the Lekki axis are null and void and can be demolished at any time. So, every day we read and hear "buy land and build in Lekki blah blah blah", we now know that 80% of the buildings are illegal. Nigerians in the diaspora should take note.

If I have land in Lagos with a valid verifiable authentic C/O that land is not going for sale at ANY price.

Take it or leave it. You are free to argue.

See, I have personal connections in Lands Bureau.

And I can tell you this for a fact, 90% of lands sold in Lagos, especially on the Island do not have legitimate CofO

In Nigeria's Land Use Act, ALL LANDS regardless of family legacy, belong to the Government.

I have seen people attempt to buy encumbered lands that would later have been a problem quite similar to what you have right now on the Island. But for my connections in the Land Bureau, much of that information would never have gotten to them.

If people took the pains to do adequate due diligence on lands, they would avoid much of the headache they encounter.

But.....what do I know.

People seem to be wiser than themselves these days.
