But sha budget 28m to 33m if you already have land and water.

Well, their estates are cute and well planned sha. Na their billing too much. Its cheaper to build in shimawa than lagos but mind who you use as contractor! Some of those guys are pretty vile! If you have your lands and permits already, this should cost you like 20m in shimawa.

I don't like quoting figures, but from what I am seeing, if you have a honest and reliable person that can handle it, with 10-15 million, you open your house and live in it comfortably.

The money consuming aspects are the foundation, roofing, windows, doors and internal finishing

I advice you not to be scared, hold that amount I quited and see the extent the building will reach.
