I will build this house for you for 2M only,with standard fittings.

With inflation & ever rising cost of building materials no one can give you a cost, even an estimate will be hard cos by next week things might change. Then your taste and quality of material you want is a factor to consider

I overshot my estimate by more than 10mill. Most of the estimated figures given here are not out of place.

My advice is just start with what you have, try as much as possible to purchase what you need by yourself, use an engineer to make sure everything is used judiciously & standards are followed. Make down payments for your finishings; doors, windows, plumbing, wires & roofing sheets, if possible. Get your borehole done first to provide water, fence the property... Small, small but not slow, slow you will get there. If you have the money dont waste time. For now with 25mill you should be good, if anything is left undone after that can be done later without much stress

I am not a builder nor professional, just an advice out of experience.

block at 600*5000=3m, cement at 8200. You know the cost of 12mm rod. Casement window for that building will cost more than 2m. Gerrad roofing (gbese). That parappet alone will close to a million and pop for that house plus workmanship will not 1.5m. Minus land that house will gulp 30-35m. Start and update us. Flooring your compound alone with granite plus workmanship can be more than 1.3m.

Must he use gerrad roofing? No need for parapet. Aluminum roofing will do the job perfectly well.

I don't like quoting figures, but from what I am seeing, if you have a honest and reliable person that can handle it, with 10-15 million, you open your house and live in it comfortably.

Well, their estates are cute and well planned sha. Na their billing too much. Its cheaper to build in shimawa than lagos but mind who you use as contractor! Some of those guys are pretty vile! If you have your lands and permits already, this should cost you like 20m in shimawa.

Just dress back and laugh at yourself holding 20m for that Bungalow 🤣 if you like go to shiwawa🤣

You clearly don't own a land, for you to have over estimated the cost.

You mean if you compromise your build quality. If you're not a builder, structural engineer or an Architect. Don't run anything yourself and even if you're, you'd save nothing. I'm an Architect and I built my Bungalow, so I know. Add another 20m to that 30m then you're good to go. Don't cut corners in building thinking that you're saving one or two.

Get an architect or building engineer, why ask people on a forum where most of its members have never touched a roofing sheet?

This is one of the best advice so far. Olukaygold is good at managing funds. He can build this structure at budget cost. That's one area he is good at. 'Budget friendly' building.

My brother, you know that many people have still not come to terms with how terrible things has turned in the market of recent. Cement is slowly inching back up to N10k, every other bits and pieces of building materials are competing for which one will experience the highest price increase.

I am scared to tell the man I am about to do a new decking for that the decking I dis for 12m last 3 months will now be 15m for a double flat decking. I am even trying to advice him to forget about the work for now. It's scary, really.

When you write a quotation now you’ll be scared to send it to the client because the total cost will look outrageous.
