Is it compulsory that you take the apartment or stay at Ago?
Get somewhere else that matches your budgets and as well clean.
Though the agents, caretaker and landlords in Lagos are very greedy and selfish and the tenant too should not always dance to there tune.

because many don't leave the shores of Nigeria, they dont tend to know how much they're suffering in the hands of their leaders they're praising. In kenya, rent is paid monthly. Nothing like all these ridiculous agency fees. Same in Botswana,Rwanda,etc. These are the countries we call mushroom.Rents are fixed based on some facilities in place. You don't need to move in your fridge, washing machine and cooking gas. But here, an agent could take you to the slum and ask you to pay 2m naira. Who would you cry to? Democracy in Nigeria is the opposite of it's true meaning. They don't care if you exist or not.

Imagine these idiots charging x2 of actual rent as agent fee... It has gotten so worse to extend that even if you meet the landlord yourself, he'll still charge agent fee.

Ago palace is an extention of festac, amuwo odofin, isolo, ajao estate. I'm trying not to go too deep before it turns into something else as in tribal stuff. The moment Ago started opening up, people started coming in and it became a kind of den for yahoo, drugs guys, 419 thing. Gradually migration started and landlords especially the yoruba ones will rent house to the highest bidder. Imagine the first person comes and he's told 300k for rent, then another person comes and doubles the rent, the greedy landlord will give it to d highest bidder, that's how the crazy rent ish started. If u talk too deep about Ago it will turn to tribal war. The trend is now moving to bucknor cos they now migrating their to hide after Ago is beginning to cast them. Pardon my mistakes typing.

Shocked to see that place like that... I met that building there when we moved to Ago in the 90s when Ago was nothing. Baba mosque has d cheapest house rent on that street.

It's not about getting agents to show u houses, look for a good agent. There are many useless time wasting agents. 2.5m csn get her something very good around thst axis.

House agents in Lagos are the most exploitative people ever.

It’s one sector that I’m surprised the government haven’t stepped in to regulate.

In Lagos, everyone wants to exploit everyone, everything is an opportunity to cash out, it’s why Lagos is a difficult place to live.

The government is making life hard, while Lagosians are making it harder for themselves with their greedy nature.

Na only work they carry people come Lagos, if not, Lagos na trashy city.
As par very disgusting place. The day I mistakenly stepped out of my estate to visit someone the smell from the gutter was horrible. I couldn't believe people breath that nonsense everyday.

Bro, have you thought of the cost of building a house today in Nigeria? If a landlord decides to start getting his rent monthly from tenants, that landlord will die of heart attack with the crazy tenants that may owe him or her for 6 months and above.

I'm a landlord, and I don't want to rent any of my flats out to any tenants anymore, worst case, convert it to a hotel or AirBnB units.

Who has the time to be chasing tenants around for rent every month? Even the rent they pay will not let you recover what you spent to build the house plus the recurring maintenance fees in about 30 years.

This is exactly the issue. No matter how exorbitant the price is, there is always someone eager to pay. This is what will emboldened these agents to keep on increasing the prices.
That house is very dirty and not worth such price, it should be atleast 500k per annum, only a fool will pay such amount for a crap.

I understand. I'm not left out of the show. I also have tenants but I engaged a lawyer, not agents to handle it. They pay yearly. Its even convenient to pay monthly if only the government can provide the backing. But as you know, dem no get our time. The masses are on their own. Cost of building is high, agreed . The house I completed last year before may 29 handover when 1usd was around 720 naira, gulped 173m. Today, the cost will be almost triple that amount to build. 30 years is even too small to recover such costs so you're correct. But we all can't build hotels, residual income coming from rent is like a pension, which is good, if handled by lawyers.

That said, rent increases pari pasu the living expenses and inflation. Tenants should also realise this and be prepared for it. We have offices where I pay rent too so I know. But if the facility is worth it, the needed items are available in the apartment, like what you have inside your proposed airbnb, trust me, people will take it.

Most people are already used to the smell.

Anytime I travel out of the state, the air is much cleaner and fresher, but the moment my flight enters Lagos, the first thing that hits my nose is the smell of the city, this is mostly true if you board a night flight and you are coming in when everyone is asleep.

For the first 3-5 hours my system will be messed up but after some time, it automatically adapts to it and life goes on.

It’s just crazy men.

I think the problem is with prospective Tenants!
Back in 'my days', you walked the Streets, looking for Vacant Houses with a Bold Sign: "For Rent", hanged on it.
You walk in, ask for the House Owner and introduce yourself.
You negotiate and either get it or go to the next one, till you get what you want.

Nowadays, Tenants are TOO LAZY to do the Prospecting themselves.
They expect the "Agents", most of who are just Jobless Touts, to do the run-around for them, while they stay in their airconditioned Office, sipping Coconut Water. Why wont these Agents fleece you?

I have seen an Agent double the Amount the Landlord puts on the House, as rent and this Agent also pocketed #200,000 as "Agent Fees", for doing practically little!
Agent did not buy Block, did not buy Cement, did not buy Land, did not build House but wants to make more Money that the Landlord themselves and they are the ones responsible for pushing-up House Rents because they now form a "wicked interface" between the Landlord and a prospective tenant.
They wont even allow you to have the Landlord's Number so you can negotiate directly with the owner.

The Solution: There are Websites where Landlords post vacant properties online, browse it, pick the Landlord's Numbers and call the Landlord, to engage directly. Avoid these parasitic Agents or Baranda, as we call them here at Onitcha Market
