The ones in Lagos and Abuja are greedy devils. When I was doing house search, they demanded 20k upfront. And on the day of search, they'll either take you to uncompleted houses, houses that are already rented, houses that are messed up. The one that pissed me off was when he called me to come to a house that had 2 graveyards in front, I almost started a fight. The matter was so frustrating.
Please before you commission a house agent to look for property for you, let him be sure that he has some properties ready on ground first. If he doesnt then try another agent. If not, na so you go pay 20k and you no go know when you don dash them over 100k doing nothing.

Agents excess really need to be curtailed, most of them charge higher than the amount the house owner intend to give out his house, not to talk of agency fees and the intention to use their service fee. It's worrisome.

House/Land Agents in Nigeria are demons. Those guys reap for a living. It's all about the 3k visitation fees for them if they notice your desperation.

You need to stay rugged, give them specifications and let them know upfront you won't pay a single dime if they take you to any apartment that doesn't meet your predefined preferences.

And the agent go mumu follow you without mobilisation fee?, because na you dey pay his bills and feed him?, infact it's now 6k, last is 5k where I reside, if you no gree na you go waka taya, might shock you the house you'll even rent the agent you refused giving that token money will be the caretaker, na there you go see gbege, since you think say you wise... rubbish!

Just 3 days of searching for a house, you're already tired. Do you know how long I searched for a house before I finally got one??, 5 freaking months! It took me a period of 5 months to get a room self contained. They took me to a lot of uncompleted buildings, useless houses, unimaginable houses and the rest of them, finally they showed me this one that I finally accepted. Mind you, I didn't use one agent, I paid about 4 agents. The one I paid 10k to, took me to just one useless house, after that day he stopped picking my calls. Lagos agents are something else.
Anything house hunting, you have to be patient, you don't rush it, otherwise you will regret it. So my brother, put more effort in house searching, if you seriously need one.

agent connive with the landlord to double the rent for me because I was so desperate and acted desperate too, after payment my sense came back, i realize that was cheated. what the promise me that they will fix in the house, they didn't do it, the one that pain me most is that there is no light in the street, if light mistakenly come, it won't charge even phone. i suffer un te house till today, I'm the one using my money to pump the water which the landlady and the children will use also.

If government finish building the house, it will be rented by common individuals/citizens in the country?
Am asking because I have never heard that government do build houses for people.

Searching for house is not a child's play. Person will encounter different circumstances. And the Agents will be behaving like a demi-god. My concern is that the government should build affordable housing unit in every states in the country. So people's will be comfortable with life.

Me wey agent requested for 3M loan after I got a House through her, paid her 20k bonus , later found out she ripped me 50k because na another amount landlord (based in Uk) gave house out... she said she has land as collateral grin . I used street OT take find house that kind T-shirt and shorts appearance but way I take no price house, take chance the lady we inspected the house together , I requested for aza asap and transfered n even add 20k tip..
What happened initially was that I was to inspect earlier than the other lady but the agent lady she was up n down, so finally I rang her and she said she dey the Estate already.... na xo I went n she came as if the lady was her friend so she has inspected finish bfr I showed n I went in to inspect on our way out they tried walking faster as echo guy I been near dem to eaves drop , I codedly heard her asking agent werin she go do for am on price say she na mother of One. Me wey Don sleep hotel 1month n half I used speed call am that we never talk na is that how house inspection is done? After she delayed me and I canceled my appointments..
As I packed in n she saw stuffs, cars then her game changed n next friendly messages from WA, married woman with 3 kids or so (cos wen I went to pick up keys it was her home, then she saw my First car) n knew na street OT i take appear bfr.

He did not make any sense. Its the government that suppose to provide measures for all this. Our administrators in federal and state should supply us with social amenities security, money value and purchasing power security, good taxes and levies security, food security, transparency security in offices, protecting of lives and properties securities. When all these channels are put in place, tell me who will misbehave? Our lives will be well regulated and fruitful when invested with good resources by our leaders. See americans, their lives are shaped and constantly monitored by the government. Wish if there was no forensics, data collection, camera and surveillance in developed nations, their evils would be times two(2) of our own.

In a school, shebi there is laid down rules and regulations to be followed abi? If no one follows it, the students and pupils will always improvise and compromise. In nigeria the laws are weak and hijacked, the polices are useless. So the citizens has no choice but to adapt with criminal moves and motives!

listen every house must have gateman, I tell agents that I don't need you to go with me, just call the gateman and ask him to show me the house, if I like it I will rent it and you will get your ten percent. This what I do when I was looking to rent a house for office. Na mumu dey give agent 5000. And eventually they agree and call the gateman and they give me the address and I go and the gateman will show me the property. All that one that agent follows you just to collect 5000 na scam.

Let me tell you a trick I have been using to rent houses without agents

So when you see a house an agent posted

Go for viewing as usual but take note of where you went to and the neighbourhood

So after going for viewing

Go back again behind the agents back and speak to the neighbours and ask for the chairman of the landlord association in the area Number

Once they give you the landlord chairman association number

Call him that there is a particular house that you are interested in but agents are about to scam you and that you need the real owner number

This way you can then get through to the real owner and ask him how much is rent and pay him directly

If you notice a landlord is still directly sending you back to the agent

Then look for another house

A lot
Of agents are hungry vampires in this current situation of Nigeria

If you fall into the hands of a very hungry house agent , you may never recover from what you will pay as agency fees

You are a small boy. So you think the saying " behind every successful man, there is a woman" was coined for nothing? Abi the one in the bible that says "he that finds a wife, finds a good thing, and obtains favor from the Lord ' was written by mistake? Truth is, there are some heights of growth and depth and maturity a man simply will not attain without a good woman by his side, emphasis on 'good'. Men will strive for more, plant roots, stop doing jaiye jaiye and begin to try to plan to build and leave legacies for his children after he gets married. It's just a shame sha that very few of what qualifies now as women are actually wife materials with whom a man can build legacies with. The ones outside now just want to buy human hair.

Oga OP, if you have found a good woman and she is pushing you to be a better version of yourself than you currently are, it is very good. Just have patience. Drop your location here as well as where you would like to rent. It's possible someone here on this forum can lend a hand. After all, that's what nairaland used to be about before small children took over.
