Na before we dey always know the total cost of a building, but now; Cost of materials are increasing everyday. And Govt are not doing anything to curtail this. But to get the nearest total cost of this edifice,it all depending on the type of materials you want to Use i.e
Type of Rebar- tiger, TMT or local bar
Mixing ratio -M10,M15,M20 etc the more the stronger,the more the cement it'd consume.
Ceiling- Pop or cement board, the later is costlier.
Screeding and tiling the Walls, another expenses
Type of Tiles- 60/120,120/240 Spanish tiles, these are costlier than the regular 60/60 were all familiar with
Window:Casement(Tower or imported tick) or frameless. The later is more expensive.
Type of Door- I always proposed Pivot door for both the entrance and family lounge... So with all these differences, You can budget btw 100-120m for ordinary Materials while you budge 200m for imported materials with top notch finishes.

It would depend on the kind of interior design you'd want cos the interior finishing is more expensive than the exterior in this kind of building.

But for something minimal and at the same time luxurious I will be able to make a projection of 60m subject to variation due to market forces

In Abuja with luxurious finishing will cost about 150m.

Since you say it's a budget then to be safe you should be looking at #120M which includes it's finishing at moderate taste. Luxury finishing will take much more.

If he is lucky and have a very honest engineer, he might spend around 90million with a modest finishing, not super luxury furnishing.


We also need to know how many rooms and the kind of staircases to conclude though.

If you don't have at least N90 million cash in your bank account don't even bother starting this project; I'm not saying that N90 million is enough to build it but it should take it to above 80% completion

Now it may cost 90m if you consider the finishing. The skeleton, including the roofing certainly is under 50m. Again that depends on the type of soil to be built on.

Engineer kpangolo! How is #60m possible for those structures he posted? Did you see the pillars? That's how he will start the project with #60m in budget and get stuck along the way.

@poster let your budget be btw #120-#150 depending on your location and that won't include the finishing only to stand what you posted. Anyone quoting anything less than #100m for you is only assuming. To build house no be moi moi . Don't cut corners in erecting a building because you will end up spending more than quoted for patching. Be generous with your projects.

Young man do you want to carry your family problem to him as an engineer. Forget about the interior because every house owner has his or her own taste, which you can't tell. but for the external and other external paraphernalia can be covered by that amount

If you want to build this kinda house in ikorodu, 10-15 million will finish it, including omo onile and wiring

If no land, it will cost 150m

If land is available, it will cost 80- 95m

Giving that, prices of material are upscaling so you can still hold emergency 10m for unforeseen expenses.
