I’m getting rid of one house in Virginia and a set of 3 in California. The California ones come in a set. Buyer has to take all. There’s some work to be done on one of the units in CA but the rest are in pristine condition. Moderate units very easy to rent out.

The Virginia one (especially) never stays empty because of the huge traffic of military families in the area looking for long term rentals. If you find the rate you’re looking for and want to invest. Come buy one of my houses.

In the last 2yrs rates for non primary homes were going for 8 to 9%

Since I self manage, I only buy houses close to me in my city for obvious reasons. If you buy out of where you live, you will need a property manager Your property manager will shave 30% and the major expenses will still be pushed to you.
And expenses are usually unplanned and can pile up quick. Last few weeks there were hailstorm that damaged some of my roofs which insurance deductible don't make sense. (15k deductible while cost of repair is 23k)
I had to pay out of pocket. I previously planned to change the water heater from tank to tankless but that will have to wait till next year
Imagine having property managers shaving 30% on your head.
The good thing is I will do my cost segregation for taxes and modify the depreciation on them to less than 30yrs and likely get money back

2. I have friends who lived in Texas bought in Florida close to Disney around covid times their houses was staying over a year empty, many sold at a loss

Many people have been pitching that houses are cheaper in some states like Ohio buy i am never interested
