I'm not in support of what the tenant did because that's wicked! However, I think the landlord got well served. Trust me, a landlord that has the mind to collect 250k as caution fee must have collected close to a million Naira if you total the caution with agreement and commission ALONE! Do the maths. Caution - 250k commission 300k, agreement 300k. That alone is 850k before you now talk of the rent. I got into an argument with one agent one day and was questioning the essence of caution fee and asking if it would be returned when leaving the apartment. The idiot told me that, yes, that's what they say but everyone knows that no landlord would refund any caution fee because even if you hit a single nail on any part of the wall for as little as fixing a defective electrical socket, you already damaged something and whatsoever you paid for damages has gone on that account! He said, "why are you surprised, that's how we collect it and everybody knows". Do you even know that landlords are the ones collecting everything (rent, caution, agreement and commission)? They will only give the agent a fraction! So, greedy landlords deserve the wicked tenants they get most times! |

I hope the ban of this caution fee falls through. Look at this one shouting 250,000 caution fee as if that is the issue here. They're really pained that people are campaigning against the fraudulent caution fee. Why was the caution fee charged? I believe the tenant wouldn't have damaged the property if the fee was not paid before packing in. The tenant felt the fee won't be refunded and that resulted to the damage. I can assure you that if the fee is increased, the damage will be bigger than this. |

You just want to justify ur caution fee. Is he the one that pull down the POP?. When u people are busy using fake and substandard material. Same thing is happening in my apartment now. They used mdfplywood for the wardrobe and the kitchen cabins everything is just falling off at will tomorrow someone will come and say I’m the one that spoilt them. |

Ask that agent if he has ever returned caution fee to any tenant before and you'll start hearing different excuses. It's very likely the tenant deliberately left that apartment in that state because he knew he was never going to get his caution fee back. The yeye agent is even saying the 250k caution fee is even too small. Is caution fee even legal in the first place? |

Those that have not even bought one block before will be shouting yenyen yen. Wicked Nigerians. Na dem tenants from hell. He even converted house to bakery did he notify the landlord? If a house is rented in millions 250k caution fee aka damages is not out of place. So how much is the house rent? Can 250k even make this house okay for another tenant to come in? If it's still in okay condition your money will be refunded. Even if that guy paid 50k as caution fee he would still have caused maximum damage. They will still damage terribly it's in their blood. Nothing justifies the damage done to that house. Building flats to rent these days is a gamble, better build plazas or shops. To pay house rent wahala you go dey chase them up and down as if house rent na emergency. One had the guts to tell us it skipped his mind? How house rent dey skip person mind ? You see them shouting all over SM. I don't blame peeps that do inspection on their property every 3months. |

I do not see any substantial damage in this video. You may say the tenant added extra fixtures like the bakery mentioned but there is no substantial damage from this video. The only damage was the roof of a room which had many waste on the ground. The damage on the roof looks like structural fault. Also, the person making the video admitted that the roof may be leaking, that's a structural issue for the landlord to fix and not the tenant. From this video, the 250k will be adequate to put the house in order, excerpt this video didn't not capture the damages complained of. |

EKONGKING:What are you saying? They already collected money for damages when he moved in. They should bear the consequence. Rent, Agreement, Commission and then damages on top of it. Besides, if the house was in a top condition when you are leaving, they will not return the money which they are supposed to. |

Caution fee alone won't cut it, profile your would be tenants, do background checks and seek referencs from former landlords. It might look daunting but it's worth it in the long-run. What if the tenant used the apartment to manufacture illicit drugs? Do you think the landlord will be spared? Don't just look at the money, criminals can pay any rent you charge and leave you to deal with the consequences. |

A caution fee is suppose to be a refundable deposit which will be refunded when the tenant decide to vacate the property under the condition that nothing was damaged in the property by the tenant otherwise the amount of damage done by the tenant will be deducted from the caution fee. This particular case is a case of vandalization for which this wicked tenant must be made to pay for. The 250k caution fee obviously cannot cover the cost of the damage done, this tenant need to be sued. |
