Lagos Govt Declares 176 Estates 'illegal', Issues 21-day Compliance Ultimatum by fergie001(op): 12:27pm On Aug 04, 2025
**PRESS RELEASE*

LASG LISTS 176 ILLEGAL ESTATES, GIVES 21-DAY ULTIMATUM TO PROCESS LAYOUT APPROVALS*

The Lagos State Government has identified 176 illegal estate developments, predominantly located in the Eti-Osa, Ajah, Ibeju-Lekki, and Epe axis of the state, and has given them a 21-day ultimatum to process their layout approvals.

These estates, deemed illegal due to their failure to obtain layout approvals from the Ministry of Physical Planning and Urban Development, were listed in a document published by the Ministry on Monday.

According to the Permanent Secretary, Office of Physical Planning, Engr. Oluwole Sotire, the illegal estates compromised the sustainable development ethos and the T.H.E.M.E.S+ Agenda of the Lagos State Government by operating without approved layouts. The identified illegal estates include Adron Homes, Elerangbe; Aina Gold Estate, Okun-Folu; Diamond Estate, Eputu; Prime Water View Garden, Ikate Elegushi; and Royal View Estate, Ikota, among others.

The Permanent Secretary has given the owners of these estates 21 days to submit the necessary documents to his office in the Ministry of Planning and Urban Development, Secretariat, Alausa, Ikeja, to process their layout approvals.

He stated that this exercise was a routine function of the Ministry, in line with its mandate to regulate the development of public and private estates in Lagos State by processing and granting layout approvals to foster a functional, organised, orderly, and resilient smart city, as encapsulated in the T.H.E.M.E.S+ Agenda of the Lagos State Government.

He also emphasised the importance of all developers and real estate practitioners registering with the Lagos State Real Estate Regulatory Authority (LASRERA), which is responsible for regulating, coordinating, and monitoring real estate practitioners in the sector.

Hmmmm, these people really have mission. Hope it will not backfire one day.

But every realtor needs to have proper approval from state government before starting or building an infrastructure such as estate.

I hope peace rein at last

For years i have been warning people about these fraudulent estates, especially here on Nairaland. Many people bought these estates without verifying them and listening to agents who push them to buy these wayo lands and houses without documentation, without good titles, properties with no valid excision, no certificate of occupancy, no valid government allocation and no proper layout.

I have verified almost half of these estates listed above and I have the evidence that these lands and estates don't have good titles and documentation to pass to people. I have called them out severally and they have resorted to insults, threats and abuse to try and stop me. These people have stolen billions of Naira from Nigerians selling wayo lands and houses to people and today, God don catch them!

These wayo real estate companies pushed people to buy these lands with serious pressure, such as 'If you don't buy now, the price will increase tomorrow' or ' so many people are on the land. If you don't buy now, you will lose out. You better pay now now'. The only thing they were concerned about is their commission and huge payout and after so many years, many of them don't have allocation or refund of their money. Instead, they have used subscribers' money to flex, pop champagne in clubs, travel to Dubai and Qatar, pay their children's school fees abroad with other people's money and not give them good lands.

Many families have lost their life savings to these wicked companies selling only receipts as lands and cashing out with no empathy. You go to their office to complain and they will be giving you different excuses and lies to prevent you from collecting your money back. Now Lagos state has intervened and wahala has set in. If you know you paid one of these wayo companies listed above, just know you don't have any land. Your money has entered voice mail.

Go and collect your refund now, they will disappear like CBEX people. These people are wayo scammers. They sell lands and houses with no documentation and expect people to sit down and forget the lands and houses they illegally collected money. For those who intend to buy lands and houses in Lagos especially in that Ajah, Ibeju Lekki and Epe areas, shine your eyes and verify these properties, unless you will cry blood and nobody will pity you. Avoid these scammers. Many of them are selling land with no good documentation. Don't be their next victim. Verify that land now or call Omonilelawyer to help you verify it.

Why would a real estate company not follow all legal procedures and complete the necessary documentation before selling its properties?
Our “anyhowness” is becoming unbecoming!

Seeing StillWater, Diamond, Grace Estate and Prime water view makes me laugh. These estates where LASG has generated so much revenues, are they going to be demolished by Wahab Tokunbo, Mr. Bulldozer? Politics has limit. Many of these Estates were pre Fashola. These are places APC lost last elections woefully. I didn't see Parkview, Amen and Soluyi, so that it can be complete. grin grin grin grin grin

This is how a few greedy people caused untimely death of a majority because of greed and lawlessness.
You want to own estate but won't go through right channel, even the basics like layout approvals, charts you won't do.
You just think bribing a bunch of touts who call themselves representative of govt or some phoney royal house will cover you.
Beware of these scammers especially those ones doing land banking, they re scammers.

A land banker can sell 1 plot of land to 20 people pocket the money and disappear in thin air.

The same government who gave approvals comes back to declare it illegal because someone else is in charge. That’s how you know a highly unstable economy, not friendly to investors

Very interesting tims ahead in terms of real estate.

It's high time we have a verifiable land information system in the country.

Where if someone wants to sell land to you, you can simply check online and see if they are the rightful owners of the property.

Secondly all these numerous land titles are causing confusion: Deed of Approval, C of O, R of O, Governor's consent and so much more.

We need a unified and verifiable means of addressing all of these.

If they can consult with us at Corewave media, we can create GIS systems for clients that all you have to do is enter the GPS location of the land and can tell you the ownership history.

So they are just knowing it is illegal.

This mgbati gbti people won’t fix the death traps they call roads or construct drainages to prevent flood.

Only to rename streets and steal houses and lands from non Yorubas.

This is bigotry on steroid.
