I am an expert in Real Estate especially Lagos and will tell you that the list is not totally correct.

A two (2) bedroom apartment in Lekki Phase 1 is as pricy as from N10m - N17m per annum. I have done so many this year. Lekki Phase One has more expensive Apartments than V.I

Ikoyi has two (2) Bedrooms Apartments going for above N20m per annum.

A two bedroom apartment in Yaba is above N5m and Ilupeju is above N5m for per annum too.
He said average. The ones you've done may be higher but average covers a lot of sins

My brother my cousin moved to Asaba , she ran back to the village ASAP within 2years and I asked her why? She said Asaba is extremely and stupendously expensive. A neighboring town Ugbolu is N600k for a mini flat. cry

With the prices and comments here, I can wager that Lagos has the country's lowest fertility rate.

Well, to alleviate the rent pains, pretty simple solutions:

- Allow for the importation of cement
- Lagos needs to build up
- Reduce construction levies and land charges
- Metro lines to Ogun and Oyo
- Other states need to be more productive to attract businesses and young people

Companies can assist employees with fully paid transport fare.

I’m a Lagos boy I have people staying in Ikorodu. Even though rents is still cheaper compared to other places on the mainland in Lagos. But with the development coming to ikorodu it’s expected to be increasing and there has been some increase in recent years

We have a 2bedroom serviced apartment at Lekki Phase 1 for 250k Daily Rate.
We also have a semi-furnished 2 bedroom at Phase 1 at 14m rent per annum

Average price to rent a new 2 bedroom in Gbagada and Yaba is 4m per annum, Lekki is about 12m per annum. The distinction is very far. That's why many Lekki people are calling us to find them apartments close to the Island and they end up offering to pay 2 years upfront even when the landlord didn't make it a requirement

From what I have observed Band A is primarily for areas where the residents are more financially stable and can afford it.

Charging Band A tariff in a locality where over 80% of the residents are struggling to feed makes no economic sense
