Understanding Investment Windows and Their Alternatives

Several investment alternatives can help you start building wealth from scratch, especially if you have limited capital, little experience, or you’re simply looking to build confidence gradually.

Here are some common investment windows and their suitable alternatives:

Treasury Bills (T-Bills) and Commercial Papers
Alternative: Money Market Funds (MMFs)
These provide liquidity, diversification, and professional management, making them ideal for beginners.

Bonds
Alternative: Fixed Income/Bond Funds
These allow you to invest in a diversified portfolio of bonds without needing large capital and you don't need to hold for a long time, as in the case of direct investment in bonds

Equities (Shares/Stocks)
Alternative: Equity Funds, Balanced Funds, or ETFs
These options reduce the risk of picking individual stocks while still giving exposure to market growth.

Real Estate (Direct Property Ownership)
Alternative: Real Estate Investment Trusts (REITs)
These enable you to invest in real estate without the high cost and stress of property management. REIT allows you indirect ownership of property with a small capital as low as N5,000

It’s important to note that as an investor, you can own both the primary investment and its alternatives at the same time if your resources allow. For example, there’s absolutely nothing wrong with holding both Money Market Funds and T-Bills, or combining stocks with equity funds.

At its core, investing is about taking calculated risks to maximize returns over time.

Whichever path you choose, ensure you are investing intelligently and consistently, keeping your money actively working for you.

If you need to know more or want to be involved in any/all of the investment windows, click the links in my signature or call/chat with me via the contact on my signature.

By the way, this is salary week for most people. Remember to pay yourself first, and don't let the price of petrol discourage you at this time.

Happy investing and great week ahead.

Unusually scheduled late but voila... the March FGN Primary Bond Auction Circular is out wink
skydiver01:
No, I don't have a calendar. I simply check the DMO's website for their monthly bond auction circulars here https://www.dmo.gov.ng/fgn-bonds/bonds-offer-circular

I noticed years ago there is usually one every month. But I have not seen an auction circular for this month listed. There is still another week to go so there might be one next week. I do think its unlikely since about a week's notice is normally given. That said, I would not rule it out. Furthermore, an auction in March may also not be desired given current oil prices wink

Re: Treasury Bills In Nigeria by oluayebenz: 3:23pm On Mar 26
Please when is the next primary auction date?

Good evening everyone.
Please does anyone here use fbn quest MMF?
I've been trying to login on my app and it's not working.
I can't even find the app on playstore anymore and their customer care email is returning my mails saying it doesn't exist.
Anyone here with a solution please I'd appreciate.

The FBNQUEST is no longer accessible. The have migrated all customers to a new app called "First Edge". You can download it from play store or app store depending on your phone.

You can follow the directions on the attached image to set it up.

Please do not ignore emails sent to you from where you have money interest even if most times all they send is promotional items. They have been sending messages about this.

The beauty of an alternative to real estate (physical property) - REIT

SFSREIT is to distribute 28.3 to unitholders for the year ended 2025.

Imagine an investor who bought early in 2023, around 110/unit

If he bought 1,000,000 units, then at the cost of 110,000,000

2023 year end - 14,500,000 @ distribution per unit of 14.5
2024 year end - 21,500,000 @ distribution per unit of 21.5
2025 year end - 28,300,000 @ distribution per unit of 28.3

In 3 years, the investor will have 64,300,000. Currently, the price of SFSREIT is 418.75

That gives 418,750,000 if he sells today, so in 3 years, with the dividends added, he realizes 483,050,000

Let's assume he uses 4,050,000 as the cost of transactions, which gives a net of 479,000,000
All of this happened without the investor buying a piece of land or building any house. May not have even stepped out of the house.

Be in touch if you wish to come on board.

Factors to Consider before Investing in any Investment Window

1. Investment Objective
What is your goal? i.e., the purpose of investing. (wealth creation, income generation, capital preservation)
Short-term vs long-term goals, example: Saving for a house vs retirement etc.

2. Risk Tolerance. Your ability and willingness to handle losses. A low-risk tolerance investor doesn't have business with high risk investment like equities, crypto, etc. Though confidence can be built over time as an investor who started early enough.

3. Age: This is very important in relation to duration, risk, and timelines. Professionally, it's advised that the older an investor, the less risky investment windows to be invested in.

4. Knowledge. Knowledge and Understanding of the investment window is very important. Never invest in what you don’t understand.
Always do your due diligence or seek professional advice. Don't just follow the hype. Invest with understanding.
If it's only returns that form your basis of investment, you may soon lose what you think you have gained.

5. Liquidity and the amount available for investment. How easy it is to convert the investment into cash is a factor to consider. The type of investment product will also be determined by the capital you have to invest. Imagine an investor with tens of thousands, even if he/she wish to invest in real estate, that may not be possible, MMF will be a better alternative.

6. Economic trends, interest rates, government policies, inflation, etc.

The list is not exhaustive; there are other factors to be considered, which depend on the individual investors.

In summary, a wise investor carefully balances risk, return, time, and personal goals before choosing any investment window. The best investment is not the one with the highest return, but the one that aligns with your financial situation and long-term objectives.

Remember, don't just make money, make it without tears!

Will be interesting to see how today's auction goes given the global bond market development induced by the Israel-Iran War.

Re: Treasury Bills In Nigeria by skydiver01:
Once again, the CBN has continued to reduce the amounts allocated whilst also reducing the rates at the long end (not many successful bids as a result). Potentially implying TB rates may continue to trend downwards wink

DUE DILIGENCE OR PROCRASTINATION?

Don’t let due diligence become an excuse for procrastination.

The first quarter is already gone, and we are now in the second quarter. Time is moving, are you?

Start something with what you have. Even with as little as ₦5,000, you can begin investing in a Money Market Fund with any SEC-regulated fund manager of your choice.

Start now. Stop procrastinating under the guise of [“I’m still researching.”

Yes, due diligence is important, but it should not become a barrier to action.

Remember: The best time to plant an economic tree was 20 years ago. The next best time is today.

It is good to earn and save, but it is better to grow what you earn by investing.

Take action today. The quarter is counting already.

REIT, is a closed-ended fund, so it's traded like a normal company's stock listed on the NGX.

Nevertheless, N2.6 trillion subscription for the one year is quite something... Besides it being 5 times oversubscribed, it makes one wonder why the N2.6 trillion is not prepared to be invested in the real economy... 🥹

Yes 2.6t is massive for the longest tenure.
Noticed the last two auctions, subscription stood at 2.7t and 2.8t respectively and rate has been declining also. Could mean something
