Great thread. I'll add something from direct experience operating in the Ikorodu market. Beyond the standard checks, the one rule most buyers skip that costs them the most is verifying the chain of ownership not just the current document. A C of O with someone's name on it means nothing if that person sold it to three different people before you, without obtaining Governor's Consent at each transfer. You could hold a Deed of Assignment that looks legitimate but has zero legal backing because the consent chain was broken somewhere in the middle. Always ask: — Who is the original C of O holder? — Has Governor's Consent been obtained for every transaction since? — Does the current seller's name appear anywhere in that chain officially? If any of those questions can't be answered clearly, walk away regardless of how good the price is. Documentation isn't a formality in Nigerian real estate. It's the investment itself. |

lawyer:This is one of the biggest reasons many Nigerians are exhausted by property hunting. Even before legal verification starts, many people have already: - wasted transport money - chased fake listings - dealt with multiple agents for the same property - inspected houses far outside their actual budget The market is too fragmented and stressful for ordinary buyers and renters. A better housing process should start with proper filtering and transparent information BEFORE people begin moving around physically. That alone would save people a lot of unnecessary pressure and costly mistakes. |

humbleboyy:Congratulations on the acquisition. To give yourself total personal comfort, don't just look at the final stamped document your lawyer hands back to you. Once a Deed of Assignment is perfected with Governor's Consent in Lagos, it is legally assigned a specific Volume and Page Number in the state's central archives. The only bulletproof way to independently verify it is to head to the Land Registry at Alausa, and request an official post-perfection index search. If your records are live in their database, your title is secure. It's wild that in 2026 we still have to physically go down to Alausa to verify information that should be easily accessible via an institutional, verified directory or registry tracking layer.
