Yes, only the foundation will have concrete. The rest would be various sizes in wood or steel studs. Obviously you are not going to pour a 2nd story concrete slab on top of wood pillars.

There's at least three such houses in Bodija, Ibadan.

I will say you are endagering your life and that of people that will be in that kinda of house you plan to deck with 1.5M Naira . . . Please no more accident in Nigeria, so either do it right or go for a bungalow . . . My honest novice advice.

Well, I'm still awake after watching the match. So I can reply you. Please do not focus on the N1.5m, but focus on my fears of overloading the house. I personally consider the usual ways you guys deck houses to be a lot more dangerous. Have you ever wondered why so many buildings collapse in Nigeria. The TB Joshua church that collapsed was purely due to excess and unnecessary load on fragile columns.
My suggestion is actually the right way. I just need a good structural engineer that can carry out the plan for me.
Of course if I use 70% of the current materials you guys use in the usual, but very dangerous way you are used to, it should cost me less. Hence the quotation of N1.5m or thereabout.
Konig, please don't be dissuaded. Follow your dream and plan.

Well, I got my plan from Florida and demanded my architect put it on paper as it appears but he refused. I asked him why, he told me the plan is not compatible with Nigerian way of drawing. He told me it won't be approved because my kitchen would have been too open and likely to kill an asthmatic patient if I fry something in the kitchen and got burnt. Secondly, he told me my plan called for treated wood beam and no one would have approved my plan with a wood beam. Third, it won't be approved based on the sun-roof design. Fourth, it won't be approved because two of the five bathrooms have no window. The list of why my plan won't be approved is a lot.

I am the General Contractor for my project/site. I hire specific and vetted solution providers to do specific tasks and then vacate the site upon completing that specific work.

I schedule the solution providers, order ALL the materials, pay for work all mostly from my desk in California grin

I've had good luck with solution providers except for one time wasting knuckle head.

Another way to save money is to figure out the daily rate of solution providers and their helpers and set expectations.

Thank you. Some of these so called builders just do not think. Do they ever stop to think why it's called a 'Decking' or 'Upper floor slab'. That's exactly what it is: A FLOOR FOR THE UPPER ROOMS. It just needs to be strong enough so that you don't fall through it. I have seen deckings made of Glass. You can even see it in some Night clubs and people dance on it.

People also get stuck on this Architect thing. Maybe all they need is a Draftsman, especially if you're like me who has a plan already.

Over here in SoCal you can get an Architecture student who will take the job as a freelance and then have the drawn plans approved by a licensed Architect.

I'm sure that they same goes for Structural Engineers.

I love your style . . Always make sure i do my own thing too, be around, do all i can afford and lock up and walk away till i wanna do more . . I always tell people i have nothing to rush for.

Go and check the specs of those glass and check the average weight they are capable of carrying . . stop just seeing without analyzing what you have seen.

We made minimal prudent changes.

I changed the kitchen to a closed one because I don't want my guests to smell ponmo or cow leg being boiled grin

There is no wood in the plan except for roof.

I have no sun roof but I have a courtyard and some areas will have skylights and a whole house fan later.

All 3 bathrooms have windows.

In my case, I had to bow to my architect recommendations. Kitchen was covered minimally and bathrooms remain as they came from original plan with plan to have vent/extractors. There are changes here and there as well to get it approved. Since I got to roofing level, we have had two different demolitions to accommodate new designs I found around. The third demolition is about 2-3 weeks away to accommodate new inputs.

My Brother if you can maintain that ideology your budget will go far.

I have up to 5 years to complete my house but God willing it will not take that long but theres absolutely no hurry.

For example the only thing going on now in my absence is delivery of laterite and filling the foundation. I get pictures of the laterite delivery inside my site and then I send the payment. I get the laterite transferred into the foundation and then I pay. We already arranged the rate. Laterite is N700 per ton, filling is N175 per ton.

You can be certain I will not be contacting you. 550k workmanship?, then you will employ A*boki boys and give them N700 a day. Price quotations depends on the quantity of each material you use. You will have to work out the exact quantity required for a light, but strong upper deck before quoting prices.
