HIS EXCUSE FOR A RENT INCREASE IS SUPER-LAME

no1 wud beat him if his rent skyrockets for whatever reason.. its his ause remember?
juz DAT dis very one is hilarious enuf to earn him a shot at d next edition of AY LIVE
The excuse is not lame. The prices of building materials have really increased. So, if he needs to maintain his house, he will be buying building materials from the market at an increased rate. Invariably, who will bear the cost of this increase?
The landlord cannot bear the cost, 100%.
This can be compared to increase in Transportation fares anytime there is increase in pump price of PMS.

Am afraid everything is going up including the bank balances of Mr and Mrs Buhari.

The only thing coming down is our quality of life.

transportation service costs is not a fixed asset...in tranz biz..thr r corresponding "very short-term" inputs and outputs to ensure profit is maximized when d service is being rendered

how wud u compare the financial schematics of a fixed asset to transportation..

[quote author=Oooops post=44980506]My landlord just delivered a letter from his lawyer notifying us of a 20% increase in rent due to sharp increase in the cost of building materials.

Nairalanders, this is a house built over 5yrs ago! am using 5yrs atleast to be fair!!!

How can cost of materials now lead to an increase in rent for a flat that wasn't just built?

Pls what do i do? should i confront him? should i write back? Paying that will amount to about 500k plus and the house isn't worth that much in a place like Bariga!

Candid advice needed

You too can stop paying rent ..buy a lot plot of land at Gosgra neighborhood estate ikorodu for just N500k per plot and get instant allocation ..
Nothing beats the satisfaction that you have a place called your own ..
Land of N500k wouldn't be 500k in the next 5 years and it will never depreciate ..
A senior colleague brought a plot of land in lekki phase I for 1.5million off Admiralty road around 199?? Today with 100 million you might not get around that axis.
My point is it's never too late to start something ..even if it looks like bush today ..it's going to become a city tomorrow..why wait to buy when you can buy and wait.
Landlord will keep increasing rents ,that might be the only pension he has or he inherited the property, there nothing we or anyone can do about it,not even the government . Nigeria has a housing deficit of close to 60million ..if you move out of the house another tenant will move in and still pay higher.
Real estate is real business ..invest today ,invest in your future.

Oooops:
My rent expires next month!!! He sent in the letter yesterday.... That is not fair! knowing i already have a budget for the rent as usual!!! now he wants an increment and i have just less than a month notice!
Ok you have a point here. He in all good conscience should have given you more notice prior to expiration of your rent.

I honestly believe he wants you out of his house for a larger rent. IMO if you can pay and are comfortable pay, if not move out ASAP. You have no idea how far he would go to get you out.

His reasoning and yours are on two different planes. Two points of view. I really understand your situation and feel for you.
Re: Lagos Landlord Palava by bejick(m): 4:18pm On Apr 24, 2016
Not every increment letter is for increase some are just for warning of impending increase since you are even new in d place. Go and talk or plead with him tell him that you jus entered cos he might've serve other tenant too. Talk gently no landlord want another landlord as tenant. I have some tenants after three years rent I decided to serve them increment letter for the fourth year rent. The wise ones came for negotiations which I allowed then another one year which is the plan but the foolish one which was even paying the lowest rent didn't come, I invited him for negotiations he insulted me telling me he have almost four buildings allover Lagos. Now he is going to pay higher 2 years rent with agent and agreement elsewhere though I allowed him a year plus rent waiver so he can move out. He is really a pain in the brokus.
