Mr full plot, forget dat rubbish u dey say for mouth. You can never build a 5 bedroom bungalow on a half plot of land except u want to build something dat would be very small to even contain a queen size bed n wardrobe.
PLEASE I'LL ADVISE YOU TO CONTACT AN EXPERT , he'll measure d land to even see if it's up to standard half plot, and he'll tell you how small it would be. But I'll advice you not to try it. Because you'll still to remove ur sitting room, kitchen and restrooms from dat same 1/2 plot

My brother don't let people discourage you that u will have tiny rooms on this plot.That size u have is a superb half plot.u can visit Diamond estate phase 2,lasu -isheri road ,Lagos and see wonders.The size of the rooms are like 10x12 and u will have 4 with 2bedroom ensuit and a master bedroom.This makes total room five.The challenge is The building will be like 3ft close to d fence from back and 2 sides.The forth size can take 2 cars sitting on ur soakaway.
Even if your bedroom is 20x20,u body size can't be more than 6x6.No be make we sleep wake up?
Go start it,it's achievable.I built on same size but a 4bedroom duplex and 2 unit of room and parlour and space for 6 cars.

there won't be ventilation, guy its not possible except u want to use d side of your body to come out from ur compound.

Mr. Man, you need to consult an expert who will come and inspect your half plus, then he or she will advice you..You better not TAKE comments here as your final. If you so love 5-bedrooms, look for professional help.

On my own assessment half plot will be too tight for the house and 2 cars as you proposed.

Person like me...I like good landscaping for ventilation and relaxation. I would rather go and 4 bedroom or 3 bedroom all en-suites

From my point of professional advice, u can not get a 5 bedroom bungalow on a half plot of land, unless u want d room to b very tight and u can nt get enough cross ventilation as well,. Now my advice. If u can go for a duplex. Den you can get a five bedroom bungalow with all d necessary facilities and enough space in rooms. U can call me for more explanations.

You can even have ten rooms in that plot but it ball downs to the size of the rooms.

On a 60ft/60ft land. It cant i must be honest with u. But if its 30ft/120ft land, It will.

Its possible,but sir two of the rooms will nt b cross ventilated their size will b 3.6m by 3.6m, with the masters bedroom,ur dinning and lounge will b together,and ur car park will b directly ontop of the septic tank.

sorry would be doing my analysis in meters. your 60ft x 60ft land is apporx. 18.30 x 18.30 =334.89sqm. honestly you will need to squeez the building into the plot to accomodate the number of rooms you want to achieve,but if you play with levels its a piece of cake, levels having basement n suspended floors.

Happy Sunday. U kW before u start construction on any bare land u need to seek approval from govt tru urban and regional planning. I once worked with them as a team for home owner charters program for building approval and c of o. If u built without approval there is penalty fr it. If u are to build without givg adequate space approval won't be gvn, I think its 3 meters space in d from,back and sides of building bfre a perimeter fence. I will advice u go fr 3 bedroom that's if u av mind to put fence later

ofcourse,mine even has a swimming pool but the fifth room doubles as the penthouse.thats the house and that's my dog trainer beside the pool playing with Derek .two cars parking space.

Yes you can, just let your architect do the job, the rooms will be normal, but there should be no seperation of toilet and bath, at the end, you ll have a standard 5 bedroom with no parking space. Just know that government will never approve such plan, so if you are not planning to get approval, go ahead.Additionally, all rooms should have a shelf, I mean something around the wall where you can put a little bit of load, as high as possible to the roof, i ll suggest that, once you build d house up to Lintel (window) level, tell the architect that you want 3 coaches(3 level of blocks) on the lintel casting, so as to make the house higher.
This shelf can also be built in the kitchen so that it ll act as the pantry(or store), instead of building a sperate room for that.
Just try and utilize ur upper spaces and you ll achieve wat u want.
Note: pls let all rooms have at least 2 windows for cross ventilation, cos heat might be a problem if you don't plan it well, if possible, sitting rooms should have 3 windows,(the more the better).
And pls don't use fence to destroy all the ventilation plan, if you have to put fence (which I don't advice), then let the fence not be higher than d base of any window, you can now add irons to make it as tall as you want.

oga shey na u build my house ni? U just mentioned virtually everything.but the diff is,my fence is high but all the rooms,sitting and dinning has A.C. My penthouse also doubles as my gym room as in,two rooms at the penthouse,one for gym and the other is a room seperated by toilet and bath combined

op,this is how it goes,like I built my own.the ground floor host the sitting room,dining, mini size laundry,bar,kitchen and a room.first floor host a sitting room again,boys room by the left,girls room by the right,big master bedroom with bathtub,dressing room, and the last floor,a gym room and a bedroom .my broda,all the rooms are big with two womdows for ventilation.each room has a wardrobe.i can show u pictures if you want sha

a half plot is too small for a 5bedrm apartment especially when you consider the necessary set backs and the packing spaces at the front of the plot of land. Again the rooms you are to use would be too small and may not be upto the minimum standard of 3000 x 3000mm that does not include a wardrope. So why not go for a 3bedrooms with standard facilities that would give you the much needed comfort.
