Hi Team
Please i want to unfold my House Project which i started November 2015. I encountered alot of difficulties and wanted to share to house for Advise which will save me further mess. My Dad is handling my Project using a Local Engineer from Village who took his workers to portharcourt for this project.
I should have documented this before but timing was a problem.

I will start with pictures of when the land was bought. 100ft X 50FT.

I will unveil all costs which friends says are on a very high side.

6 flats on a space of 50ft by 100ft is just a bit surprising really.

Didn't the Architect who drew up the plan give you an estimated land space for the structure?

You should question the competence of whoever did the plan and assumes it should fit into a 50*100ft land space


This looks too close to the fence and the space looks tight. Ventilation will be a big issue for people on the lower floor.

Now i will like to do Parapet and Roofing. My Contractor is advising towards Full cast Parapet but i'm not sure of the whaat the cost will be.

Do not do precast parapet on the floor and start hanging.

Use carpenters and do full casting on the roof.

They aint thesame.

How much have you spent totally ?

What stage is the house ? Is that second decking ?

I am making effort to purchase the land beside it at 4m next 4 weeks when i visit the country. Such are the mistakes you get once you are not on ground.

No I am about to do Parapet and roofing. 6 flat is enough as Rivers people said no to pushing up further.

At first, let me say you have exhausted the whole land and surprisingly, you claim to stay outside the country. You should know that putting a 6 phase bedroom flat on such a small land is total aberration to planning standard, you know too well that your deeds will not be granted in the advanced country where you reside, so I expect you to show good planning example.

The problems with the project are such that;

*The land is too small for the project.

**Over 75% of the land has been used for the structure therefore denying the building aesthetic, ambient and convenience.

***By the time the project is completed, light and aeration will be unaccessible within the building.

****As you've pointed out yourself, parking becomes a problem and this will encourage on street parking. Hence, the solution is this, even though it's going to be expensive but at the end, it will command the price you put it; remove an entire ground floor closer to the gate and sustain the upper structure with columns. An experienced architect or civil engineer will get this done for you effectively.

I knew that will be the case. The owner of the land will try and get as much from you since he knows you desperately need the space.

Look on to the bright side bro, land and building is a sure investment that will appreciate over the years.

I have paid up and will complete it for the land infront of the project. That is the only solution. Luckily, the Dude who owns it is Ibo as well so he understood.

Why put this type of structure on a plot of land? You are not wishing your tenants buy more cars.

The lack of parking space is a huge blow to the nice structure. I hope you get a favorable feedback from the land owner close to yours.
I know how hard it is right now to delve into this kinda project. God help you complete it.

From the drawing, your roof is going to be costly.

You can save cost on that by reducing the height and introducing ventilation slats at points in the roof.

God bless your hustle bro. The amount you have spent on DPC, Casting of the top Slab (Naija parlance -decking),lintels ( i see an all round casting) and the columns i could imagine.

However from the inital view of the soil type in the foto and foundation, its worth it.

Brothers and sisters in diaspora, with the current rate of forex, this is a good time to erect buildings at home o. wink wink wink wink wink wink
