There's a pic with an "X" marked on the house, that means that house is/was faulty (no build permit, wrong location etc). Nobody would ever know the truth but I believe it would be something like Government marks the house for demolition, a government official tells the people he can help them if they are willing to drop money which they do, government comes with bulldozers and the people feel cheated because they have been scammed and are about to lose their houses. I feel for them though. |

sarrki: mescan:Lagos state govt will not just go about demolishing houses if the affected people followed laid down process. Problem is that most people like shortcuts or they are just acting in sheer ignorance (which is not true in mosr cases). I am sure most these properties were built in areas marked as "Government Acquisition", meaning auch lands are reserved for government for future use. There are so many "estates" and buildings on areas designated "Government Acquisition" around Ajah area. The fact remains that government will demolish such properties without a single compensation, sooner or later. A government may come in and overlook such area for one reason or another, but another can come in and demolish. That's why it's always good to do a proper check at Alausa before buying any piece of land to confirm it is free from government acquisition. |

KingRex1:Sir, developed nations wouldn't even allow citizens to build structures where they are not supposed to and that is why you don't get to hear about demolition exercises. Its only in Africa that we build houses anyway even on government acquired lands especially when its a compulsory acquisition (govt will make use of the houses someday u know). That is why the need to get HONEST surveyors is a must to determine the status of a land before purchase though some pple know the status of these lands yet they go ahead to purchase them thinking the govt will not make use of them. |

Jagermeister:1. When buying land make sure you check the Lagos master plan. When renting do same 2. If notice of demolition is given to you go to Alausa and if notice is in good order decide whether you want to litigate or receive compensation. 3. Do not listen to anyone telling you that demolition will not take place and giving examples from some place nobody knows. 4. If If landlord lives close to you, confirm any rumour of demolition. If he did not inform you you might have to right of action against him. Compensation goes to him and not to the tenant. He is supposed to divvy up the compensation and pass on tenants share. He will be compensated market . State estimated value tenant unexpired portion of rent plus inconveniences. As I said earlier, some action for full rent and compensatory damages may lie against the landlord. *property lawyers please fill in the gaps. Let's understand the law. Sentiment doesn't help in times like this unless you want want set up a private fund for such instances* |
