Also, in the US we have as such as a contractor's license. I never hire anyone that doesn't have a contractors license.

There are strict penalties and recourse for shoddy work that is performed by a licensed contractor.

Additionally, we have small claims court to address fraudulent acts. Friends, when a contractor says that he can do something and he doesn't do it then it is fraud. I have this argument with one Alfa like this who did not use the specified type of ceiling cover on the outside of my BQ. He didn't think it was fraud because he didn't steal money sad

I'm going to roof my main house, do the windows and doors (basically seal it from the elements) but I think I will have to be living in Nigeria before I can tackle the finishings. Sometimes I think of just giving up and giving the job to one of the guys on here but then Amokun stories might start.
Dayummm, welcome to Nigeria, the land filled with surprises, but l think you should not give up, do it in bits as you have already commenced even if it takes you several years to accomplish it, it is better than handing it over to rogues who will use your money to eat Nkwobi, isiewu, odeku, Hennessy & burukutu , suya & kilishigrin grin

I have never worked with them but I have seen some projects they are developing around Life Camp/Kado area of Abuja. I have also seen their adverts in different locations in Abuja....they come across as a capable construction and property development company.
You can also check their website to see the projects they have done & recommendations of past clients/associates.
Hope this helps.

I did check them out but as you know, the proof of the pudding is in the eating. I would really like to have an idea of the quality of their work

He's perfectly inept that he can't hide the plastic couplers instead the wall and only show the chrome part of the tap sad

My carpenter wanted to compare himself to an American carpenter and wants me to pay him the same wage.

I of course coached him that Americans build stuff to as little as an eight of an inch on the tape measure grin

We just have a long way to go here. My difficulty is that we see builds by Skimanski and others that are USA level perfect and those houses are built by Nigerians too.

The thing tire me.

insist on pressure testing all the piping the walls and ensuring all the soil pipes are working properly.

as always, they dont see it as anything - part of the 'hustle'

You mentioned pressure testing all pipes. my question is did you really do a pressure test on your plumbing system in Nigeria? How did you pressure test your plumbing and what pressure did you take the entire piping to?

Please be inform that you will have to provide us with Pressure Test Certificates for the water supply pipes install in our building as part of our acceptance criteria/QAQC

the following fields must be included

• Date of Pressure Testing
• Project Name
• Building No (If applicable)
• Vendor Name
• Testing fluid
• Maximum normal operating pressure of system ( This is about 3 bar)
• Test pressure at 1.5 operating pressure ( we advise 5 bar at our stations)
• Duration of test
• Method of leak test ( Visual/Audible/Soapy Water Bubble/Halide Torch/Electronic Detector/Other_______)
• Test Instrument( Usually a Test Bucket)


plumbers may get away with avoiding pressure tests when working for domestic or small businesses. when involved in large projects, there is no story.

you will catch it from your end users and project owners if people start experiencing inconveniences with water after moving in.

Is economy that bad or folks don't bother to share anymore due to one reason or the other?

Cost of materials is outrageous.

Imagine 20KVA FG Wilson generator that cost 3.2 million a year ago is now over 5 million naira.

Imagine 2HP Panasonic Ionizer AC that cost 130,000 a year ago now cost 280,000+

Imagine 16mm I bought 113,000 per ton a year ago is now over 300,000

Imagine a bag of cement I bought 2,050 Naira a year ago now sells for 2,500 - 2650 Naira now

Cost of wires/cables is 40% higher than it was a year ago.

The list is endless. The cost of building materials is through the roof. Many people have decided to abandon large projects going on.

There was an architect I met on instagram and I askedhim to give me a quote last year October and he told me he doesn't take over projects other people started. This is a UK/Nigeria base architect. To my surprise, I woke up few days ago and boom I saw his email asking me if the job was still available. grin grin grin

I asked him what happened again since he told me he wasn't going to do my work because other people started it. He said the recession is biting construction industry very hard. Those who are building now must be armed with Dasuki loot or have access to U.S Dollars.

I am about to embark on my building project, i got two quote from two different engineers, one recommending dangote cement & other BUA cement. pls i would appreciate if gurus in the house can advise on which is better for construction btw dangote & BUA. thanks

I'm not a pro builder but I used Dangote 3x on foundation works, pillars, decking, etc but Elephant elsewhere unless Dangote was the same price.

Good decision though my builder opted to use Elephant for plastering instead of Dangote, he said in his experience it is better for that purpose.

I envy that you could use sliding windows. The idea of just having only the frames installed during plastering is priceless.

Thank u sir . It's been all I learnt here in nairaland that made this project go so far . All lighting fittings has also been bought from AllCopacetic's . He is truly an honest guy also

Because a while there folks were breaking ground left and right.

Well, it depends, because right here there is still a big boom in construction in my area. I have had to expand to Benin where we are doing a decking and to Abuja where we are planning to break ground for a new 6 flats next week, in Enugu we are planning to start a 48 room hostel, and a magnificent duplex, all for different nairalanders.

I still have about 3 ongoing buildings started last year, and work is progressing there. Things are costly, but people are building, all my friends that sell building materials are not complaining too much of slow sales, its been a case of people getting more desperate to complete projects before things turn from bad to worse.

People are still building from what I can see. But in most cases, the owners do not work in Nigeria.
