I started with 50k for my duplex , am on decking stage now....

1 bag of cement is 40blocks

Some people thinks that they will need millions at hand before building their houses now. Once you have the vision of what you want to do, the vicrory is yours.

Since i started my house, i begin to know that 1k naira is a big money to waste as it will go a long way to buy something to put in your projects.

Infact, I am so stingy now on how to spend money cause my vision is to finish my Duplex. I have even bought Binding wires and nails even though am not on roofing stage yet, Cause if i spend the money on useless something now, tomorrow i will still struggle to buy the things that we over look now.

It's a gradual process, once you get a land, ask your bricklayer how much will it cost you to do a foundation of maybe 3bedroom, get the probable quotation, then you start saving towards moulding of blocks, then put all in prayers and work towards it God will perfect it all.

Note: don't lend money to build house please if you are not sure the money will finish it all, because you will end up frustrated.

If you are living in the USA /Canada you will need to get at least 2 full-time jobs because we all know that 9-5 barely cut the rent/mortgage + other bills. If you have a family member that earns a decent living then that will be very helpful too. You will need to save about $120K USD or less depending on the qualities and taste for your build. I don't know what you do but I know if you ain't got 25% of the budget already saved up before you even think bout something like this, then get ready to endure some hardship in cutting back on your lifestyles. This means forget about any vacations, expensive gifts, unnecessary bills like cables will have to be swapped for Netflix, stop wasting that extra money going to parks or the movies, if possible to let go your ride for public transit, then go for it because you will save from car insurance + car maintenance. You might even need to eat just once daily plus some fruits. However if you used to eat out a lot then cut back to cooking your own food. etc.

Does it worth it? well... lemme put it this way. At the end, you will have the same joy and feelings compared to a pregnant woman that just gave birth to a healthy baby.

depending on the nature of your job, my advice is DO NOT WAIT TO HAVE ALL THE MONEY TO STATE. Many people dream to own a 20 million naira Duplex and though it is easy to gather that amount of money at once. Start with acquiring a land, moulding a block, and small, small u can do it

Saving money built me 3 houses even when I was working for salary.

If u are planing to own a house ...I say big congratulations to you and I pray God will support u with all things yu need to achieve it .

U vex to have a car and other properties but building house is God grace no matter how small it is.

I built my house just 2 bedroom flat in 2012 when I was 29.

It was one of the company's drivers that advice me to get a land because I never think of building a house but to buy when I reach 50yrs old.

But my brother the fact remains that y can't save to build a house what u need is determination I bought a land when I determined and the first thing I did is foundation and I start laying the block anytime I get money to buy block and pay for workmanship in some weeks it reached Lintel ,like play like play I gather money and cover it. But then I stopped sending money to my parents, I reduce my outing with friends, in fact people at work knew that I'm spending money on something cos I couldn't buy cloths , I always park my car home I will take public bus to and fro work . but me don't mind what anybody is saying o.

They couldn't believe it when I invited them for house warming in sango because among my pairs in office then I was the youngest and I collected the least salary

PARENTS CALLED I AND MY 2 SIBLINGS THAT SCHOOL HAS TO BE DROPPED FOR ONE YEAR TO MAKE SURE WE SEE OUR BUILDING TO COMPLETION.

SO WE SKIPPED SCHOOL ONE YEAR, DROPPED THE LUXURY MEALS AND SPENDINGS AND WORK WAS MOVING ON OUR SITE SPEEDILY.

I FOLLOWED MY DAD FROM AJEGUNLE TO BADAGRY ANYTIME WORK WAS TO BE DONE, I OFFERED HELP TOO AS AN UNPAID LABOURER TOO.

LUCKILY THE BUILDING WAS RAISED AND WE PACKED INTO OUR BUILDING LIVING ONLY IN ONE ROOM. WORK WAS STILL ON GOING BUT NOW ON A SLOWER PACE DEPENDING ON WHEN THE MONEY TO EXECUTE IT WAS AVAILABLE.

TO CUT THE LONG STORY SHORT; THE BUILDING IS COMPLETE AND UP TO STANDARD AND I AND MY BROTHERS ARE GRADUATES.

Waiting to save millions before you build may not be possible.Once land is set,do foundation and spend whatever comes to hand littlt by.little.I had to sell my car that was giving me problems and consuming money and put it on the building.If you are consumed with its passion,you will sacrifice anything for it but don't startve yourself.Not by power or might.If the Lord does not build the house ......

Your story is very inspiring

As a Building Engineer I'm sincerely touched by the many sacrifices people have made to build their houses(homes). I can relate to all this, I've worked for free, some clients have large hearts. They are willing to erect their structures but have no means, from such clients I turn on my spirit of benevolence.

To all the house owners out there I say well-done. To the prospective ones, receive speed to triumph.

Below is the picture of my recent project.

Had to kill my desire to get a car ..... Then the first plot of land I got I felt its Location is too far...... so I had leave it (luckily for me it's beside 2 of my cousins lands too, and one has almost completed hers and will soon be living there, so it's kinda secured). Then the second which is located in a nearer and faster developing area, I'll start working on it before the year runs out and hopefully will complete before the end of next year. Though I'm not in a rush to start living alone, might just build it for rental or sale sef.

So no car, no relationship (except something good comes up) and no vacation till the project gets to a good level (let's say roofing ).

Saving money would hence the saying a house is not built one day . For a working class there is no relationship of a good deal unless U mean corruption but I'm very sure not.

I didn't on my gen for a yr.
I had to house d bricklayer for proper monitoring & quick execution of the project.
I didn't buy cloth for that period.
I didn't give my younger1 money that period.
During those period I wud track from garrison in pH to okujaku where I was staying then.
I had to delay my wedding because in port Harcourt & many other city once d house issue has been solved 50% of d problem has been.
I ate from house in those period.
The sacrifice really worth it.Today am a landlord &those who mocked me then for tracking envy me today.

It's only the grace of God.

I saw a thread on Nairaland then analysing how much is needed to build,one bedroom,two bedroom and three bedroom bungalows respectively.

I was motivated by that post and it was my wish/dream then to build a befitting house before marriage which Allah granted me.

I planned on the type of house I want to build based on my salary then and relating it to the thread I read and it was done.

Though it's not easy because you have to cut down most of your luxuries,no more going to ozone,no more eating at white house, no more dashing out of money unnecessarily.

Within a year I finished building the house,its all God sha,Alhamdulilah.

I just bought one here, just believe in yourself and wake up early in the morning and wait for land space

start building before land grabbers take the land away from you.

Build what your family actually needs, resist building to impress. This is only your first house, it won't be your only one.

Build in prudent location that will work for your family. No one has a god given right o build on Banana Island if it's not in the cards.

Don't be in a haste. No one gets a certificate for being first. Your time and pace are yours.

It's not as much as sacrifices but all about realigning priorities.

Exactly! saving money and depriving urself to build a house won't do you good. Get a good biz and start planning.

My dad inlaw will tell me to pay for building materials from any spare cash at hand, he said b4 i know it the materials to build a house will be on standby.

Building won't be difficult and you won't have to sacrifice much.

compared to Nigeria, Europeans build smaller homes and can wait upto ten years to complete it.but once it's completed, it's totally theirs without owing any bank. Nigerians need to learn how to save and live smaller.

I spend five hundred naira for drinks a week or more. I keep distance from bad friends that cud make u send., no girlfriend since i got married 3 years ago, and i intendto keep to that, cut my budget on fashion.. Etc sha

I started gradually and at the point of roofing, I sold one of my 2 cars.

This is a serious radical decision I've ever seen.

Nice topic. I think as a young man that has earnings, it is quite easier to build a house before you have a full family to cater for. I won't say it is easy, but thanks to my mum she made it possible.

The first 400k I had in bulk after buying electronics gadgets meant to be used to buy a car back in 2012 was actually used to buy a Land by my mum. I loved clubbing, so I club every friday. Mumc forced me to be a broke ass by always demanding for money to raise the building.

I couldn't belive my eyes when I visited her and went to the site and discovered to building waiting for roofing, that changed everything.

I don't want to bore you with my story, my brothers ko easy.

I took loans, had to forgo buying a second car and ended up giving my car to my wife.

I learnt from my friends who all live in their personal buildings, learnt from my dad who teaches us to must never compare yourself to others.

Build what you can afford, if God blesses u later in life you could build somethning better. But never make the mistake of waitng for a large income.

Remember a principle in economics "TIME VALUE OF MONEY".

Start something today, you make sacrifices... vehicles, posh accomodations, aso ebi (that is killing), cinema visits, too much show off blah blah blah...

My uncle turned his shop into a residential house. Ie he slept in his shop until he completed his house

Many people who have completed their own houses didn't wait for "a good business deal/contract". In fact, majority of house owners were/are not into business or contract.
