Question for esteemed people on the thread.

Are cabinets such as this available in Nigeria?

If I don't ask I won't know.

Thanks.

Any Cabinet can be made. Its about the right tools and the right IDea.

Take Note of the Architrave on our Newly released Doors. We just bough a Normal wood , then dressed it. Its been chamfered and Planed to Look Neat and well blended. Thesame thing can be done to the Cabinets to get this pictures you just sent.

Oh of know it's possible for sure, I was hoping to find a place that mass produced them.

The estimates that I'm getting for a 12 feet one wall kitchen is unpalatable.

Oga KolaShangOne, thanks so much for your input, I really appreciate it.
But for this, there are no pipes below or above these Windows and the walls below them are usually so soaked. The soak easily permeates inwards to the internal walls (block used is 9 inch hollow) and stays soaked for weeks. Could there possibly be leakages within the casement frames? If that is a possibility, is there a solution?

On the leaking roof, the gauge is 0.45mm. Meanwhile, is changing the sheets within the leak area a possible solution or would it create another problem? Also despite the challenge of correction, do we have roofing guys who can handle this effectively? If not, how can one protect his POP from this challenge?

... in a fix of resolution... embarassed

Other experts in the house, please any other alternatives, please help oooo?

Yes. You can change the sheets. Problem with 0.45mm step tiles is that it won't leak on installation. After 1 year or 2 of intermittent sunshine and rainfall (contracting and expanding) it begins to tear leaving little problematic holes and serious leaking issues.

But first, you have to determine where leaking is if you're going to change some of the sheets. A leak at point A might originate from several metres away.

If leaking isn't too much you can use felt to cover the holes.

As for the wall soaking, you can post a picture here.

Some Nigerian made tiles are just okay. But don't compare sleep and death or compare heat burn and fire burn. Spanish and Italian tiles are 5-10 higher in grade than Nigerian tiles. Those white tiles you displayed up there were copycat of some well known Spanish tiles. They look a lot better than the Nigerian ones of the same design. Those buying those Nigerian tiles you displayed only doing so because of the cost. If they had a choice, trust me they won't buy those Nigeria made tiles that are Spanish and Italian copycat.

If it is not Panadol, it is not the same thing as Panadol.

Sir, Its very obvious you are still looking down on locally made tiles, i'm not comparing Italian and Spanish tiles to our locally made tiles, No!. I implore you to take out time from your busy schedule and do a market research, don't send anyone, like oga EgunMogaji rightly said "leave your ATM at home" and go to the market alone, you'll be surprised at the level of improvement we've made, and i'm sure thoughts like combining Italian, Spanish and Nigerian tiles like chief mufutau55 or going all Nigeria like EgunMogaji will definitely cross your mind.
If you want quality tiles and can afford Italian and Spanish tiles great! Go for it, but for those on budget that can't afford Italian and Spanish tiles, you can still get quality in Nigerian tiles for 30--40% less.

Good day experts and students in the house. Kindly assist as I have a challenge needing solutions.

1. There are usually water-soaked patches on the wall just below the Windows (casement) after every downpour. These are usually found on both sides of the wall (below the window) and remains for a very long time before drying out after days of intense sunshine.
What could be the cause and what are the possible solutions? These started after the windows' fixing and wall plastering. The fear of mould growth, wall weakening, paint peeling etc...

2. What is the best way to resolve leaking roof sheets (metcoppo) - after roofing? Does the same principle apply for leaks along the gutters and the leaks on other sides?

3. When the roof-sheet 'ears' on the parapet is so shortly extended that the rain run-offs runs on the parapet wall, creating water soaked patch.
what could be the solution?

@
Mufutau
Spider 880
Hajj
Skimanski
Etc over to you sirs.

Let me answer Q1..Kolashangone has answered Q2 & 3.
The issue most likely is coming from your windows. It may be that the window installer did not seal all the window edges with silicon OR if you used sliding windows, the weep holes in the bottom window frame which usually allows rain water in the frame flow outside was not installed OR if they were, your bricklayer has erroneously plastered the window reveals to a thickness as to cover the weep holes OR there is a crack in the blockwork around the bottom of the window which is letting in water.
You will need to carefully inspect the window areas to determine which of these might be the issue and invite your window installer and/or bricklayer to resolve it.
If you hadn't installed your windows, I would have advised you to construct a concrete window sill with groove and bevelled edges. This helps a lot against driving rain.

Regards.

Please school me on tiles
What are the differences in qualities
Is durability an issue with Nigerian tiles?
Nigerian tiles easily scratches?
On the bathrooms walls and kitchens walls I am going to use Nigeria
But on the floor I am looking at durability and scratches

On my project Italian and Spanish will run me close to N3 million
On one Project the total floor tiles is about 610
The second project is about 280 floor

I'm also of the view that it may not be cheaper if you contract the project, but if you go DIY to a major extent, it may be cheaper. If you go through Spyder880's comment and Adulwastecx comments as well, you will noticed they've pointed out some salient points and very vital points about this method. Like Spyder880, I will improve on the foundation, possibly adopt our normal foundation and take it from there. Adulwastecx commented about flexibility. Good point, but what is "fexibility" in a project like this? Can it be cheaper? So let's break things down like you said and crunch some numbers: This is for a Bungalow

Foundation

The bags are like the black jute bags in Nigeria sold for N10 retail or about N6 wholesale. But I will not use this method for foundation. I will use our normal method and for a moderate three bedroom Bungalow about N350K should deliver it.

Walling

Na here wahala start. How? Like Abulwastecx observed those timbers used in the eco project are very straight and as we know in Nigeria, we have a huge problem with affordable straight timber. Take a look at the timbers we use for roofing, they are ALL crooked and warped in most places. The crooked timbers don't come cheap. So this may mean we have to adapt a different way to overcome this. So either we turn a blind eye and use the crooked timber like we normally do with roofing or we build columns with just ONE rod in the column to save cost. So how many column will one build for the project? Quite a lot. If one adopt the use of timber and the "Z" metals holding the timber together, this alone can go for about N450K just for timber as you will need hardwood not just any cheap softwood.

RED MUD SAND(laterite). How many trips of 911 tipper at N10k per trip? 10 trips? that is N100K
Small black Bagco bags at N6 per bag? 3000? That is 3000 times 6 naira = N18K
Labour cost? No labour cost, it's DIY or minimum labour cost.

ROOFING
No cost advantage. Roof na roof, normal built or eco built. Roof na roof.

PLASTER
It will be more expensive to plaster the eco built as one will need to buy chicken wire to wrap the walls to hold the plaster to the bags. If not, the plaster mortar will not stick to the bags.

WIRING, WINDOW, PLUMBING, TILING, PAINTING, KITCHEN ETC

No cost advantage. All remain the same as normal build. So lets compare:

Foundation N350,000
Wood 450,000
Laterite 100,000
Bags 18,000

TOTAL: 918, 000 This is to roofing level. At this stage, the difference in costing stops. All other stages to completion that one will need to do will be the same cost as normal build.

Now the question to ask to get a clearer perspective between both approach is can one deliver a normal moderate bungalow to roofing level with N918,000 ?

If the answer is yes; then there is no cost advantage

If the answer is no, then there is a cost advantage. But how much is that cost advantage?

If the answer is less; then the normal build is cheaper.

So to all contractors in the house, Spyder880 and Abdulwastecx included, can you deliver a "moderate" bungalow with N918,000 to roofing level?

To all of us (my humble self) included, clients Egunmogaji and KolaShangOne aslo included; can we deliver a "moderate" bungalow to roofing level with N918, 000 or less?

That is very good analysis over there.
I will start by saying that every serious building contractors/enguneers/architect is looking for cheaper and more effective ways to deliver cost effective housing for the teaming population of this country. The initiative is there but we have so many bottlenecks that I will highlights because here we are talking about a practical solution to our building problem.

Before we can adapt any cost effective method of building low cost housing, the things we normally look at are how well we can source the materials locally, how well can we design the building to reduce waste and at the same time building very attractive houses, how structurally sound can this house be for the safety of those that will occupy these houses and finally aesthetically pleasing can this house be.

Availability of raw materials- the most readily available materials in most part of Nigeria is laterite, clay, sharp sand and rocks.

cable was stole two times on a client site.. what we later did was that we started installing the fittings even before we finish wiring... that way the abokis will think there is power running through... they even destroyed the pop....
