Dear Sir, from what I can see in that design, the roofing is faulty, which means there's a flaw in the flow and functionality of the plan.

In order to safe maintenance costs in the future, you might want to contact a professional to make you a design that works.

Just from that view alone I can see many things that are wrong.

In case you also need electronic security pls check our profile and signature

Plz where is Floor Plan? I doubt if you can get any meaningful quotation here without the Floor Plan

I know many who built 5 to 7 bedroom bungalows and kind of wish they had added a BQ to a 4 bedroom instead. Or just made it two flats of 2 beds & 4 bedrooms.

Do you want to have a big family? When after 17 to 20 years, your kids begin going to university, will you still need all those rooms?
From experience years back, hardly anyone needs more than 3 bedrooms. Especially those in diaspora who spend less than 6 weeks a year in Nigeria. Or those in Lagos building prestige edifices for only Xmas in the village.

Many of us have made that error before.

Build moderately & invest the remaining money. Or add to build another investment property.

First of all one can't estimate a job with 3D only. The floor plan is also needed. Secondly, I hope this is not what u plan to build? This is very very amateur. Get someone competent to handle your drawing please.

Hi..am a civil engineer..and handles cost squarely based on dimensions and meaursements.i can handle your concrete,reinforcement and block work strictly on calculation.a 4.2m by 3m of a wall in a room will require around 90 blocks.gotten by dividing the square metre of wall by square metre of a block .a dimension of a block is .45m. Your house should consist of approximately 12rooms of 12by12feet aside kitchens, toilets and bathrooms. You will need 2 plots of land of 100 by 50ft to construct this. And have parking space for 3 cars.

Cost of Land and registration.......I don't know..

Cost of Construction including fencing, gate, borehole, overhead tank, soak away pits ....... N14m.

I hope you don't intend to build all these on just 1 plot of land. It is best you dont use up all the land area for the structures. Leave room for setbacks and airspaces

High quality stuff don't come cheap.

with the picture above, anyone given you a certain figure is as good as yourself who need the information.
for someone to give you cost estimate that will really guide you with very small but reasonable difference, you need to post the foundation plan, from there, anyone can say look at the number of blocks it will take. e.g 12ft wall will take 7.5( seven and half) block of any of 5", 6" or 9" block. then base on your mixture, one can tell how many trip of sand you need and how many cement as well as how many days it will take two or three bricklayers to work on the building. in the same vain, other things can be calculated.

Go and meet a Quantity Surveyor to give you an accurate estimate.

OK. But consider this. You can never be sure how your wife & your folks will get along. Even if you wish it should all be one big happy family. The way our parents, especially mums lived their lives, serving all the in-laws is not what we can expect from a modern woman, however nice, lovely & sweet she may be. A modern wife needs privacy with her man & nuclear family. It is therefore smart on a man's part to consider this. If you have two separate 2 x 3 bedroom flats, your nuclear family can occupy one & your folks the other. It saved my female relative from her in-laws troubles that her hubby built two flats together. A modern hardworking man also needs peace on returning from a hard day's work.

Our own lovely folks may not always get along with the dear wife. An age-old phenomenon that has not really changed.

with the plan you provided, and considering the cost of standard materials (when I say standard materials I mean for example: Regular glazier tiles, Aluminum roofing, POP fittings, screeding, etc) for a 4 bedroom house, I estimate you get on hand about 18 -- 22million naira.

My broda , no bi duplex oo ... na bungalow oo.... for 22mil , i can have way build a duplex....

you're right, but we always pray for a good outcome and love between our lovely people.... the plan of the house in such a way that if worst comes... I can easily create two standard wall to divide the house.... I take the bigger part with kitchen .... , the rest can have 1 bedroom ...and call cook in a small open kitchen outside....
