things are also relatively affordable in Benin.. Instead of u to complete the house with let's say 3million.. It will be completed with 2.5 at most.

only a quantity surveyor can give you accurate estimate, an accurate estimate will keep you more focused than rough estimates,it will also help in your cost planning

OP, this is as simple as a plan that I've seen. It should be a straightforward build.

Don't waste your time looking for estimates, etc Beleive in yourself that you can complete a 2 bedroom building.

Start making blocks, etc and search for a trustworthy local builder as a partner.

Any average working serious Nigerian should be able to do a 2 bedder.

And a floor plan doesn't determine if a design is low-cost. The finishes are what will determine the cost.

my point is - when one begins to live in an apartment, u begin to find out its not meeting ur needs, no store, excessive space planning, etc... regrets begin to set in, renovation cost is high, u want to build another and relocate - these are more expensive.


I'm sure u agree that your first is 100% more impressive than the second in all departments....

and i also understand why u decided to go into the 2nd by yourself, the experience from the first....

When i grow up, i want to be like u..... with 3 projects or more..

Sure, first had professional touch, fully handled by a professional from beginning to end. But it took longer. I wasn't going to be living there so I wasn't in a rush.

I finished the second in 11 months. I just badly needed to gerrout of rented house in Lagos and wanted something I can rush and finish within a year.
