Is anyone into Treasury bills here? I have been hearing of it but don't know how it works. Can someone kindly explain. I know it deals with the bank. It's different from fix deposit. I really need to know about it.

Very secure and sweet investment. Rate is dropping now. You can still grab fair % or better still wait a little bit. I pumped in 5million at 18%. Later pump in more at %13 and %15. And I diversify Mutual Funds. Based on experience and others, real estate inv is not for me.

I agree with you totally.

I bought a land for 6m around ajah in 2008 and when i was buying i was told a multinational was coming to build an estate there. They never came and road to the area was never built. I can hardly get a buyer for the land even at 10million. Imagine if those funds were locked up in T bills how much i would have. Again, poster said "good location" i guess that is the key.

Good write up but the realities on ground are very different. I was an advocate of real estate and I have invested millions into property (houses, flats, lands, shops etc) over the last 5 years. I took time to do the maths recently and I realised that the opportunity cost clearly outweigh the ROI from these ventures. Here are the facts:
1. I had an opportunity to invest on treasury bills or by a shop in lekki for 5m . I opted for the later. The rental income was a paltry 250k per annum gross without discounting for maintenance cost and estate management agent cost. The asking price of the shop today is 6m. At treasury bills rate was 18% for 5 years. Do the maths.

I have other experiences that are less palatable than this. Rental income is normally between 5 to 7%. Normal property appreciation could even be lower. There are "trophy property " that could bring a lot of returns but they are one and far between. Go to the cemetery of lost investments from real estate, you may never touch it again from a dozen feet away. Remember only successful cases make the news. It's like a lottery.

INFORMATION NEEDED.

As discussed on the phone, and as advised by my Lawyer, I would still like to get a response in writing to my questions for documentation purposes. You will agree with me that we are about to embark on a Business venture, hence I need documentations for future reference.

1. I am interested in buying a Plot from your company and would want to know if the roads are paved.
2. Can I see the plan of the Master Plan of the general Layout showing the Landmarks, Major Roads etc.
3. Can I see the Survey showing the Coordinates and Survey Number?
4. Are the areas developed yet?
5. How is the drainage network?
6. Can I have the Coordinates i.e. Longitude & Latitude.
7. Is there a Transformer installed? How will electricity get there?
8. I want to know if there are street lightings installed.
9. What Documentations will I get when I make the first Installment?
11. Will I be shown the plot after my first deposit? My Lawyer has advised, It has to be in every documents I get from your company; the Block & Plot Number. He said even if I pay any amount as agreed upon as deposit, it is incumbent upon your company to show me the area and it has to be documented so long as I do not default in my obligations to pay the balance and I do not build on the land until I finish payment.
12. After paying installment, is there a guarantee that the price will not fluctuate thereafter and I be asked to pay the difference?
13. Do you have a Block Industry nearby, where one can buy blocks?
14. What is the cost the Documentation Fee and Survey?
15. After completing payment, am I at liberty to design and build whatever design of house I want for my family without following your own designs?
16. Am I allowed to erect whatever height of Fence I so desire?
17. When I complete payment, can I sink a borehole on my property, if I want to?

I really want to know before taking the next step, however, if there are any other questions, I will let you know.

This are some criteria that determine the accuracy of the quantity of woods you needed to roof your house.

1. You need to make decision on the type of roofing sheet you want to use because the purlin spacing we use for long span roofing sheet is different from that of stepped tiles, though metecopo and stepped tiles purlin spacing are the same, and stone tiles or stone coated roofing sheets purlin spacing is different from all of them.

For instance long span purlin spacing is about 2.5ft to 3ft depend on instruction giving to carpenters.

Stepped and metecopo spacing is approximately 18 inches wish is 1 ft and 6 inches purlin spacing.

Stone coated or Stone tiles is approximately 14 inches purlin spacing which is 1ft and 2inches.

Meaning the purlins wood quantity for stone coated is more than stepped tiles and metecopo, and that of stepped tiles and metcopo is more than longspan and asbestos roofing sheets.

Having stated all this, if you are using stones coated and you get quote for long span hardwood, it will not work because you will need more woods for your purlin and additional work force.

Though all the woods for tie beam, rafters, strut or bracing and wall plate remain the same.

2. Another area which is critical is whatever you are using slate for your ceiling noggin covering or pop or PVC.

For instance if you are using slate though this is getting outdated now, the ceiling noggin spacing is 4ft by 4ft, but the standard for pop and pvc is 2ft by 4ft, but some pop designers insist on 2ft by 2ft which translate to the fact that if your contractor construct your ceiling noggin spacing using 2ft by 4ft, the pop designers can reject or condemn it which will translate in other opinion that the contractor have done a bad job for you and that can cause misunderstanding btw you and your contractor because the ceiling noggin will need to later be convert to 2ft by 2ft spacing.

But the fact remain that the standard for both pop and pvc ceiling covering is 2ft by 4ft ceiling noggin spacing, because the binding wire they use to hook or hang this pop is not connected with ceiling noggin, it is actually hook or hang to the tie beam, because it is the tie beam that will carry the weight of the pop, only the yawn, the white thread materials is connect with the ceiling noggin, i'm saying all this base on experience.

3. Another important point is whether you have a parapet or not. If you have a parapet, you won't need facial board for your over hang extension design because the parapet will replace the facial board, and the additional 2 inches by 2 inches by 12 ft (2x2x12) woods for the outside noggin won't be needed but if you don't have a parapet then you will need some facial board and additional 2x2x12 woods for the outside noggin over hang extension construction.

4. The height of your roof also matter in determine quantity of woods that will be needed, if you are considering 12 ft before getting the quote and after getting the quote or the contract awarded, you now decide that the height of your roof should be 16 ft you need to know there will be need for more woods.

5. You need to know the length and breadth of your building.

These 5 points matters a lot in getting accurate quote for your roofing project

Answer to all this questions and making a decision gives you an opportunity to get accurate quote because they are very essentials.

Start investing in building materials and sell them to earn more profit..
Set a target of at least two years to build the #100,000 to 3million naira (it's possible if you believe in your self).Then start looking for cheap land to buy and resell in 2 years.

100k won't get you anywhere. at least with 300k you can buy a half plot and sit on it. wait for the value to appreciate, then you sell that piece of land triple the price you bought it. that's what it means to invest in real estate.

You also have the option of rollover, I have been rolling over some of my Treasury Bills investment for the past 3 years.
Roll over for 3 years at the same rate?
For instance if you bought at 18% in April, would you be able to roll over at same rate for 3 years.

You rollover at the current rate. The average true yield in the last 3 years is about 18%.

I hope you understand the meaning of true yield?

Treasury Bills of 18%, will give a true yield of about 22%.
