The landlord has 3 houses on the same street and had a transformer that blew , so has put everyone in perpetual darkness. Is it the tenant that will go and procure transformer for the landlord ? Or look to get one from the government ,is my name written on the c of o as a co landlord of the property? If there's no electricity will people move into the house. I know my mistake was to pay rent early. Does it take a whole year to get transformer? Stupid landlord if he did the maths 5 peoples rent is enuf to buy transformer. I know dis becos a company I work with had same issue and a new one was bought o not given to for free after 1 month. So we HV to wait a whole year for government to get 1 transformer now chai...
I keep repeating it again, your Landlord is not the owner of teh Transformer rather PHCN is, even though He bought it, as the system now dictates, he is not the owner, and you cannot refuse to pay rent cos you have no transformer, you would not win that case in court, the only thing to do is move out.however is it just these three houses athat are on your streethuh

Well when you build house you wire teh house,you then provide metre or poitn,,you buy pole and call PHCN to connect the house to teh grid,of which the transformer is part of.so if transformer blow nah to call PHCN or all teh people using teh said transformer to put money together to buy new one.

To avoid stories that touches the heart, why not move if you have the money to get another apartment, because he may carry out his threat, you know some landlord need to be handled with iron hand, you can win the case in court if he carries out the threat, but do you have the money for the services of a lawyer? or unless a kind hearted barrister in the house will stand for you.

Tell him you are moving out by Jan ending as a result of your job relocation and you don't mind paying the one month rent b4 packing out.

Hope you did deposit caution fee.(caution fee refund+ small change will take care of the one month rent).
If not jejely keep his one month rent and pay the day you want to move out.
Unless u want to pack late at night when nobody will see you.

Its good to inform him so they can start looking for new replacement.

What if something happens to your plan of moving out and you couldn't move out when you planned to?
I once had a Tenant who is a Lawyer, and he was already building his house and plan to move into it shortly. So he decided to use that year to flex muscles with me. I increased the rent of the tenants in that house and he tried to make the others to go against me and not pay the new rent, knowing fully well that he was moving out shortly.
Solution:
I looked for the weakest in the other tenants and gave him quit notice. Only him. When the other one found out what I did, she paid the new rent. My Lawyer tenant couldn't save the weak tenant and to add to that his house wasn't ready yet. And I up my game by harassing him with my own lawyer.
Last last, he was forced to beg to stay a little bit longer. And the weak tenant of course also came around to beg and promised to pay the new rent shortly.
My Advice:
Be civil, you don't know what will happen between now and January ending.

If you are living in someone 's house, is it not ideal to know when to pay or explain to the land lord that you don't intend renewing...Why do we make life so complicated...

The OP does not owe him a renewal notice if the agreement did not state that. Most agreements defaults to month-to-month contract after the initial tenure.

Thank you, this was waht I told him in the past,its better to respond to the text and use the oportunity to inform Landlord when he is moving and his willingness to pay any extra theroff!That way everybody is happy.

Light renovation was to take place in my apartment meaning I'll park in in about 2 weeks. Agent kon kukuma move my rent to Jan 1st. Landlord has been sending me messages to renew my rent and the messages usually come as threats. I just discarded them till he called me last month demanding renewal of my rent. I told him my rent was due by Jan 1st. He argued, threatened to throw me out buh I no send am. Na so he use vex cut. Called his agent and that one told him what was written in my receipt. Now Dec don reash and the man don start work again. He sends me bout 5 threat messages everyday (check the attached pictures) reminding me of my rent. I can afford to pay the rent but I don't plan to renew cos I wanna relocate due to work. Buh na by January ending my money go reash due to the kind of apartment I intend getting and yearly allowances being paid.


Question: How do I tackle this landlord come Janhuh

Nairalanders, make una epp me biko.
Simply tell him you will move out in January. I'm sure he will understand. But the truth is, most tenants don't keep to their promise. January will turn to May or June.

In my opinion, the land lord timing was correct.. He needs to know on time if he can make plans in advertising the house and letting the interested tenant to know when the house will be ready... If the OP has no tendencies to cheat on the landlord in trying to overstay with out paying, is to too difficult to tell him that he got no interest in renewing..

As for thinking that the message was harassment, the text was programmed on his phone as a reminder.. U know how the smart phones are when programmed to broadcast information on a specific date and time.. Assuming he responded, it would have stopped.. the silence of the OP implied that he has not gotten the message..

As a lawyer, I come in contact with various kinds of people who show 50 shades of madness both landlords and tenants.

What I do is that once an property is being let out, I prepare the 'Tenancy agreement, Quit notice and Intention to Recover Premises' at the same time.

Immediately the tenant signs his tenancy agreement, he gets his quit notice also. The Quit notice is dated a year ahead and terminates exactly the day the tenancy expires. Also, I hand the Intention to recover premises to the landlord to use it as a joker once the tenancy expires.

Those advising the OP to sit tight and prove stubborn won't be there to help him carry his luggage when thrown out. Also, the court would make him pay for every extra day spent on the property.

One comedian even said the OP should hire an SAN, Nairalanders sha! The OP's annual rent is not enough to pay an SAN to sign a single letter.

He should just ignore the guy, block his number and make sure he pays his rent on time, month to month until he moves.

why is dat it. takes more than one year to evict a tenant when d case finally gets to d court, is it case of d decay in d judicial system or what do u think

Bros na you I dey find since!! I'm not trying to play a fast one on him like many people have been saying. Like I said in my OT, I have the money to renew but I don't want to and the money with me at the moment won't be enough to rent the kinda house I want to cos I maybe staying pretty long in my new post and location. AuroraB seem to understand perfectly what I'm saying. Like she told a dude earlier, which actually the problem here, the frequency of the message couple with his antecedents, has made dialogue seem like a very big deal. My question is actually HOW DO I HANDLE HIM BY JAN 1ST TILL END cos this one wey my rent norva end and he dey send me messages like this, what will happen when my rent eventually ends and I'm at his mercy??

When does your rent expire?

Find a way to communicate with your landlord tell him you got his several messages. Tell him you'll be leaving in February ending (even if you want to leave by Jan ending).

Also, tell him you don't want to owe him before you leave. He won't ask you to pay for the full year, you'll pay for only the time you'll be spending there. If you do that, you shouldn't have problems.

If he refuses, then you'll treat him as an unreasonable person. There's something you would do that you won't pay anything before you leave in Jan ending.
